建筑企劃書寫字樓設(shè)計任務(wù)書DesignSpecificationforOfficeBuilding一,項目地塊基本特性概述basicblockfeaturesfortheproject1,項目位置概況:寫字樓位于香山國際游艇俱樂部項目北側(cè),西臨環(huán)島路,北靠近香山,東面緊鄰五星級酒店,南面為俱樂部水上活動中心、別墅區(qū)和大面積水域,場地呈不規(guī)則型。1,location:OfficeissituatedatthenorthofXiangshanInternationalYachtClub,westtoHuandaoRoad,northclosetoXiangshan,eastclosetofive-starhotel,withtheWaterActivitiesCenteroftheClub,villasandthevastwaterareainthesouth,takingonanirregularshape.2,項目環(huán)境與交通條件:該項目位于廈門國際會展中心北側(cè),與奧網(wǎng)中心(在建)、國際會議中心隔路相望,三面臨海,有豐富的自然景觀資源和建筑景觀。交通地處會展中心北段環(huán)島路段,路況較好,現(xiàn)在尚無公交系統(tǒng)配套。2,environmentandtrafficcondition:TheprojectislocatedtothenorthofXiamenInternationalConferenceandExhibitionCenter,facingtheOlympicTennisCenter(underconstruction)andtheInternationalConferenceCenteracrosstheroad,adjacenttotheseaonitsthreesideswithrichnaturalandarchitecturallandscaperesources.LocatedatthenorthernpartofislandoftheExhibitionCenter,thetrafficconditionisperfectwithoutpublictransportationsystemsupportingatpresent.3,寫字樓建筑總用地面積21236平方米,正負(fù)0以上(以環(huán)島路為原則),寫字樓建筑面積53000平方米(不含地下室部分)。建筑物的退線關(guān)系具體詳附件。3,Officebuildingcovers21,236m2,abovepositiveandnegative“zero”(basedonHuandaoRoad).Thebuildingareaoftheofficebuildingis53,000m2(excludingbasement).Wire-backardrelationofbuildingisdescribedindetailintheattachment.二,設(shè)計內(nèi)容Designcontents1,單體建筑設(shè)計方案;2,景觀設(shè)計方案。1.SchemeforIndividualConstruction2.SchemeforLandscapeDesign三、設(shè)計總體規(guī)定theoveralldesignrequirements1、符合甲級寫字樓原則,設(shè)計高度為155米;裙房一、二層層高應(yīng)不不大于9.0米,原則層高度考慮做到7.0-8.0米。1,AccordwithclassAstandardforofficebuildingwithdesignheightof155m;thefirstandthesecondflooroftheannexshouldbehigherthan9.0m,andthestandardfloorcanbeashighas7.0-8.0m.2、滿足廈門市規(guī)劃局《G05(香山國際游艇碼頭)地塊規(guī)劃設(shè)計條件》(見附件)。2.Complywith“BlockLayoutConditionsG05(XiangshanInternationalYachtWharf)”(seetheattachment).3、強(qiáng)調(diào)“地標(biāo)”“四化”與“一發(fā)展”3,Stresson"landmark""FourModernizations"and"onedevelopment"地標(biāo)----辦公樓設(shè)計不僅在造型設(shè)計上,同時在功效服務(wù)配套設(shè)計都是以國際地標(biāo)、超一流的原則來考慮設(shè)計;Landmark—Thedesignforofficebuildingisconsideredontheinternationallandmarkandsuper-classstandardnotonlyinsculptbutalsoinfunctionalsupportingservices;個性化---在室內(nèi)空間設(shè)立、服務(wù)配套等方面強(qiáng)調(diào)個性特色;生態(tài)化---要營造辦公空間中陽光、空氣和綠色環(huán)境,引入共享綠化平臺,強(qiáng)調(diào)節(jié)能;人性化---充足考慮客戶辦公形態(tài),商務(wù)形態(tài)和生活形態(tài)智能化---高度的網(wǎng)絡(luò)化、自動化??沙掷m(xù)發(fā)展---辦公空間的發(fā)展,含有延展性,隨公司的發(fā)展辦公系統(tǒng)空間的變化能夠靈活變化。Individuation---stressonpersonalityinindoorspacesettingandsupportingservices;Ecology--creategreenenvironmentinofficespacewithsunlightandair,introducingsharinggreenplatformandemphasizingenergyconservation;Humanity---fullytakeintoaccountofofficeforms,businessformsandlifeformsofcustomersIntellectualization–highnetworksandautomation.Sustainabledevelopment--thedevelopmentofofficespacehasductibilitythatcanbechangedflexiblywiththecompany'sdevelopment.4、建筑布局合理,與環(huán)境有機(jī)協(xié)調(diào),與周邊道路銜接順暢,適應(yīng)地方氣候,造型富有創(chuàng)意,空間豐富、立意新穎,成為新世紀(jì)“地標(biāo)”性建筑之一;廈門環(huán)島路上的一顆明珠。4,Architecturallayoutisreasonable,incoordinationwiththeenvironment,smoothlylinkingtothesurroundingroads,adapttothelocalclimatewithinnovativeshape,richspaceandnovelideaasoneof"landmarks"inthenewcentury,becomingapearlonHuandaoRoadinXIAMEN;5、交通設(shè)計便捷順暢,解決好人流與車流集散與分流,解決好辦公、后勤等的人車流關(guān)系和動靜關(guān)系;6、營造優(yōu)美協(xié)調(diào)的外部環(huán)境。建筑形態(tài)應(yīng)服從都市設(shè)計的整體規(guī)定,要兼顧五個面的美觀,特別要解決好建筑與海的景觀效果,發(fā)明舒適宜人的外部環(huán)境;7、充足考慮可持續(xù)發(fā)展的需要,使之能隨將來社會的發(fā)展,不停作出適應(yīng)性的調(diào)節(jié);8、滿足國家有關(guān)法律法規(guī);9、滿足業(yè)主的設(shè)計規(guī)劃規(guī)定,同時應(yīng)遵照經(jīng)濟(jì)效益和建設(shè)成本的合理配比;5,Convenientandsmoothtrafficdesignsolvethegatheringanddistributaryofpeopleandvehicles.Managewelltherelationsofhumanandvehiclesinofficeandlogistics,andthedynamicandstatic;6,Createabeautifulcoordinatedexternalenvironment.Architecturalformsshouldbesubjecttotheoverallurbandesignrequirements,consideringbeautyonfiveaspects,especiallyproperlyhandlethelandscapeeffectsofarchitectureandtheseatocreateacomfortableandpleasantexternalenvironment.7.Fullyconsidertheneedforsustainabledevelopmenttocopewithfuturedevelopmentandmakeadaptiveadjustments;8.meettherelevantstatelawsandregulations;9,meettheowners’requirementsofthedesignandplanning,followingthereasonableratioofeconomicbenefitsandbuildingcost;四、設(shè)計原則DesignPrinciples1、基本設(shè)計原則Basicdesignprinciples(1)與五星級酒店、濱海商業(yè)中心及其它功效區(qū)合理銜接;(2)規(guī)劃設(shè)計應(yīng)和建筑成本結(jié)合考慮做到合理配比;(1)Connectreasonablywithfive-starhotels,Binhaicommercialcentersandotherfunctionalareas;(2)Layoutdesignshouldbeconsideredwithconstructioncosttoachieveareasonableratio;(3)將容積率做滿,同時考慮設(shè)計空間在二次裝修后的充足使用;(4)要確保“濱?!薄ⅰ疤厣薄ⅰ案邫n”的產(chǎn)品定;(3)FARistobemaximizedwiththefulluseofthedesignspaceafterthesecondaryfitment;(4)Theorientationsof“coastal”,“characteristic”and“topgrade”aretobeguaranteed.(5)充足合理運用地塊空間,特別是地塊正負(fù)0下列的建筑空間,使其商業(yè)價值和商業(yè)空間運用率最大化,同時需考慮地下部分的景觀,充足運用場地的濱海環(huán)境,做到將景觀綠化、空間綠化和濱海建筑特色相結(jié)合;(6)合理的組織景觀流線與景觀視線通廊;(7)單體設(shè)計要重視建筑的天際輪廓線的節(jié)奏和韻律設(shè)計;(8)交通組織確保人車分流,不同功效的人車流組織和動靜的關(guān)系要解決好;(5)Theblockspaceistobefullyandrationallyutilized,especiallyfortheconstructionspacebelowpositiveandnegative“zero”,sothatitscommercialvalueandcommercialspaceutilizationratiocanbemaximized.Atthesametime,theundergroundlandscapeshouldalsobeconsideredforefficientusethecoastalenvironment.Acombinationofsightvirescence,spatialgreeningandcostalconstructionistobeachieved;(6)Reasonablyorganizelandscapeflowandlandscapevisualcorridor;(7)Individualdesignshouldfocusonrhythmandmeterofhorizoncontourline;(8)Thetrafficorganizationassuresdistributaryofhumanandvehiclethattherelationbetweenhumanandvehicle,thestaticandthedynamicshouldbehandledproperly;(9)建筑的立面解決上,體現(xiàn)當(dāng)代濱海園林建筑風(fēng)格特點;(10)建筑之間的間距應(yīng)滿足國家和廈門市的法律法規(guī)及有關(guān)的規(guī)定。(9)Characteristicsofmoderncoastalgardensarchitecturesshouldbeembodiedinfacadeprocessing;(10)Spacingbetweenconstructionsshouldmeetlaws,regulationsandrelatedrequirementsofthecountryandXiamencity.(11)在完全消化建筑面積的前提下,建筑原則層層高考慮做7.0-8.0米,把155米的空間高度消化掉。(12)裙房部分的配套設(shè)計要滿足寫字樓(星級原則)檔次的配套使用;(11)Inthepremiseoffulldigestionofconstructionarea,thelayerheightofconstructionstandardlayersisconsideredtobe7.0-8.0mtomakefulluseofthespaceof155minheight.(12)Thecompletedesignofannexshouldmeetthesupportinguseofofficebuilding(starstandard);(13)地面的停車位設(shè)計要合理結(jié)合建筑和地塊的特點,地下室停車要合理經(jīng)濟(jì),總停車位要滿足星級寫字樓設(shè)計的規(guī)定。(13)Designofparkingspacesonthegroundshouldcombinefeaturesofconstructionsandblockreasonablyandparkingspaceinbasementshouldbereasonableandeconomical,whilethetotalparkingspacesaretomeetthestar-standardofficebuildingdesignrequirements.(14)裙房部分的屋面應(yīng)考慮充足運用;裙房部分的層高不低于9.0米;(14)Theroofofannexshouldbefullyutilized;thelayerheightoftheannexshouldbenotlessthan9.0m;(15)寫字樓地下室二層設(shè)計,地下室二層底板標(biāo)高為-0.6米(黃海高程),地坪抬升到8.5米(黃海高程),地下一層層高6.6米,地下二層層高3.5米,與酒店和濱海商業(yè)中心地下一層進(jìn)行連接。地下一層設(shè)計應(yīng)做陽光地下層,建筑結(jié)合地形環(huán)境,充足運用場地的周邊景觀考慮設(shè)計;(15)Two-storyisinofficebuildingbasementwith-0.6melevation(YellowSeaelevation)oftheflooronthesecondlayer,flooringupliftof8.5m(YellowSeaElevation),6.6mhighofthefirstlayerunderground,3.5mhighofthesecondlayerunderground,connectedwiththefirstlayerofhotelandBinhaiCommercialCenter.Undergroundlayershouldbedesignedasthesunnyunderstandcombinedwiththeterrainenvironmentinfulluseofthesurroundingsights;(16)寫字樓裙房部分在靠內(nèi)港池的部分應(yīng)結(jié)合酒店靠內(nèi)港池的裙樓部分一起考慮設(shè)計,銜接的建筑空間關(guān)系要解決好;(17)建筑的構(gòu)造形式應(yīng)結(jié)合造型和成本一起統(tǒng)籌考慮設(shè)計,做到最優(yōu)配比;(16)Annexofofficebuildingnearinnerharborshouldbeconsideredwiththeannexofinnerharborbasininhotelthattheconnectionofarchitecturalspaceshouldbeproperlyhandled;(17)Structureofbuildingshouldbeconsideredwithmodelandcosttoachievetheoptimalratio;2、建筑風(fēng)格設(shè)計architecturalstyledesign(1)以當(dāng)代派風(fēng)格為主,以國際“地標(biāo)”的設(shè)計高度設(shè)計,做出產(chǎn)品的地標(biāo)性;(2)注入“濱海”、“水”等元素符號;(3)建筑可考慮退臺的解決方式,結(jié)合建筑造型充足運用景觀平臺;(1)Providemodernstyleasthemajor,andmakealandmarkoftheproductdesignedontheinternational"landmark";(2)Inpourwiththe"coastal""water"andotherelementsymbols;(3)Constructioncanbeconsideredwithsetbackframetomakefulluseofthelandscapeplatformcombiningwiththearchitecturalstyle.4、其它設(shè)計規(guī)定Otherdesignrequirements綜合管線:合理的運用現(xiàn)有的水、電、氣、電信等市政及專業(yè)管線接口,解決好場地內(nèi)的智能化設(shè)計、供水、供電、給排水、排污、排洪等管線的布置問題,設(shè)計同時應(yīng)考慮預(yù)留足夠空間,便于后來施工接口和建筑的可持續(xù)發(fā)展。環(huán)衛(wèi)設(shè)施:充足考慮環(huán)衛(wèi)設(shè)施的合理數(shù)量和位置,如何和景觀相結(jié)合,同時方便寫字樓的日常使用及管理。IntegratedPipeline:rationallyusetheavailablewater,electricity,gas,telecommunicationsandothermunicipalandprofessionalpipelineinterfaces;handlewellthepipelineslayoutofwatersupply,electricity,drainage,sewerageandflooddeliverypipelinesinsidetheground;enoughspaceshouldbereservedforthefutureconstructioninterfaceandthesustainabledevelopmentofconstruction.Sanitationfacilities:fullyconsiderthereasonablequantityandlocationofthesanitationfacilities,andhowtocombinewiththelandscape,facilitatingtheofficebuildingfordailyuseandmanagement.停車位:停車位必須滿足星級寫字樓的規(guī)模使用數(shù)量,同時停車場的布置設(shè)計應(yīng)滿足并方便寫字樓不同功效分區(qū)的使用規(guī)定。Parkingspaces:parkingspacesmustfulfillthequantityinuseofstar-standardofficebuilding,meanwhileparkinglayoutdesignshouldmeettherequestsofthedifferentfunctionalareasoftheofficebuildingforconvenience.五、成果規(guī)定RequestsforAchievement1、本項目設(shè)計應(yīng)達(dá)成修詳規(guī)和建筑方案設(shè)計深度規(guī)定;2、設(shè)計文獻(xiàn):設(shè)計闡明書、總平面規(guī)劃方案設(shè)計、交通組織設(shè)計、環(huán)境景觀設(shè)計、綜合管網(wǎng)組織設(shè)計、單體建筑平面、立面、剖面圖;3、投資估算;1,Theprojectshouldbedesignedtoachievetherevisedregulationsandconstructionschemedepth;2,Thedesigndocuments:designspecification,masterplanningschemedesign,trafficorganizationaldesign,landscapedesign,integratednetworkorganizationaldesign,drawingsofindividualconstructionplane,fa?adeandprofile;3,investmentestimate;4、效果圖:(1)辦公樓鳥瞰效果圖(2)沿環(huán)島路立面效果圖(3)主入口立面效果圖(4)單體建筑效果圖(5)設(shè)計方認(rèn)為有必要交待的建筑節(jié)點效果圖4,effectmaps:(1)officebuildingairvieweffectmap(2)Facadeeffectmapal0ngHandaoRoad(3)mainentrancefa?adeeffectdrawing(4)individualbuildingeffectdrawing(5)construc
