ContractforRentingaHouse

Thiscontract(the"Contract")ismadeandenteredintoasof[Date],byandbetween[Landlord'sName],hereinafterreferredtoasthe"Landlord",and[Tenant'sName],hereinafterreferredtoasthe"Tenant".

1.RentalProperty

TheLandlordherebyagreestorenttotheTenant,andtheTenantherebyagreestorentfromtheLandlord,thefollowingproperty(the"Premises"):

2.TermofLease

Thetermofthisleaseshallcommenceon[StartDate]andshallexpireon[EndDate].TheTermmaybereneweduponmutualagreementoftheparties.

3.Rent

TheTenantshallpaytotheLandlordtherentforthePremisesintheamountof[RentAmount]permonth,payableonorbeforethefirstdayofeachmonthduringtheTerm.TheTenantshallpaytheLandlordasecuritydepositintheamountof[SecurityDepositAmount]withinthree(3)daysaftertheexecutionofthisContract.

4.Utilities

TheTenantshallberesponsibleforpayingallutilitiesassociatedwiththePremises,includingelectricity,water,gas,andinternet.

5.MaintenanceandRepairs

TheLandlordshallberesponsibleformaintainingthestructuralintegrityofthePremisesandshallpromptlyrepairanydefectsordamagetothePremisesthatarecausedbynormalwearandtearortheLandlord'sfault.TheTenantshallberesponsibleformaintainingthecleanlinessandorderofthePremisesandshallpromptlyrepairanydefectsordamagetothePremisesthatarecausedbytheTenant'sfault.

6.Insurance

TheTenantshallobtainandmaintainthroughouttheTermofthislease,attheTenant'ssolecostandexpense,renter'sinsuranceinanamountnotlessthanthefullreplacementvalueofthePremisesandtheircontents,withtheLandlordnamedasanadditionalinsured.

7.Subletting

TheTenantshallnotsubletthePremisesoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.

8.Default

Ifeitherpartydefaultsintheperformanceofanyoftheterms,conditions,orcovenantsofthisContract,thenon-defaultingpartymaydeclarethisContractterminatedandpursuealllegalremediesavailabletoit.

9.GoverningLaw

ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].

10.EntireAgreement

ThisContractconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallprioragreements,understandings,negotiations,anddiscussions,whetheroralorwritten,oftheparties.
