租賃意向協(xié)議合同的英文?ThisLeaseIntentAgreementContract(the"Contract")ismadeandenteredintoasof[date]byandbetweenthefollowingparties:Lessor:Name:[Lessor'sfullname]Address:[Lessor'saddress]ContactInformation:[Phonenumber/email]Lessee:Name:[Lessee'sfullname]Address:[Lessee'saddress]ContactInformation:[Phonenumber/email]I.SubjectMatterofLeaseTheLessorherebyintendstolease,andtheLesseeherebyintendstolease,thefollowingproperty(the"LeasedProperty"):1.DescriptionofthePremises:TheLeasedPropertyislocatedat[addressoftheproperty],consistingof[numberoffloors,ifapplicable],withatotalfloorareaofapproximately[squarefootage]squaremeters.ThePremisesinclude[listofroomsorspecificareas,e.g.,officespace,warehousespace,etc.].2.EquipmentandFacilities:ThePremisesareequippedwiththefollowingfacilitiesandequipment:[listmajorequipmentsuchasairconditioningsystems,elevators(ifany),electricalsystems,plumbingsystems,etc.].II.LeaseTerm1.InitialLeaseTerm:Theinitialleasetermshallmenceon[startdate]andexpireon[enddate],foraperiodof[numberofmonths/years]months/years.2.RenewalOption:SubjecttothetermsandconditionsofthisContract,theLesseeshallhavetheoptiontorenewtheleaseforanadditional[numberofmonths/years]months/yearsupon[numberofmonths/years]priorwrittennoticetotheLessor.III.RentandPaymentTerms1.RentAmount:TheLesseeshallpayrenttotheLessorintheamountof[rentamount]per[month/year].2.PaymentSchedule:Rentshallbepaidin[frequencyofpayment,e.g.,monthly/quarterly/annually]installments.Thefirstinstallmentofrentshallbepaidonorbeforethemencementdateoftheleaseterm.Eachsubsequentinstallmentshallbepaidonthe[duedateofeachpaymentperiod].3.SecurityDeposit:TheLesseeshallpayasecuritydepositof[securitydepositamount]totheLessorwithin[numberofdays]daysaftertheexecutionofthisContract.ThesecuritydepositshallbeheldbytheLessorassecurityfortheLessee'sperformanceofthisContract,includingbutnotlimitedtopaymentofrent,damagestotheLeasedProperty,andpliancewithalltermsandconditionshereof.ThesecuritydepositshallberefundedtotheLesseewithin[numberofdays]daysaftertheexpirationorearlyterminationoftheleaseterm,lessanyamountsduetotheLessorfordamages,unpaidrent,orotherbreachesofthisContract.IV.RightsandObligationsoftheLessor1.RighttoPossession:TheLessorshallhavetherighttopossessandusetheLeasedPropertyinaccordancewiththetermsandconditionsofthisContract.2.MaintenanceandRepair:TheLessorshallberesponsibleformaintainingthestructuralintegrityoftheLeasedProperty,includingthebuildingshell,roof,andmajorbuildingsystems(suchasthefoundation,loadbearingwalls).TheLessorshallmakeallnecessaryrepairsandreplacementstokeeptheLeasedPropertyinahabitableandsafecondition,exceptfordamagescausedbytheLessee'snegligence,misuse,orunauthorizedalterations.3.RighttoInspect:TheLessorshallhavetherighttoentertheLeasedPropertyatreasonabletimes,uponreasonablenoticetotheLessee,forthepurposeofinspectingtheproperty,makingnecessaryrepairs,orshowingthepropertytopotentialfuturelesseesorbuyers.V.RightsandObligationsoftheLessee1.RighttoUse:TheLesseeshallhavetherighttousetheLeasedPropertyforthepurposeof[permitteduse,e.g.,officeuse,mercialstorage,etc.],subjecttoallapplicablelawsandregulations.2.PaymentofRentandOtherCharges:TheLesseeshallpayrentandallotherchargesdueunderthisContractinatimelymanner.FailuretopayontimeshallconstituteamaterialbreachofthisContract.3.MaintenanceandCare:TheLesseeshalltakegoodcareoftheLeasedPropertyandkeepitinacleanandsafecondition.TheLesseeshallberesponsibleformaintainingallinternalfixtures,fittings,andequipmentwithintheLeasedPropertyingoodworkingorder,attheLessee'sownexpense,exceptfornormalwearandtear.TheLesseeshallnotmakeanyunauthorizedalterations,additions,orimprovementstotheLeasedPropertywithoutthepriorwrittenconsentoftheLessor.4.CompliancewithLaws:TheLesseeshallplywithallapplicablelaws,regulations,andbuildingcodesinrelationtotheuseoftheLeasedProperty.TheLesseeshallobtainandmaintainallnecessarylicensesandpermitsforitsuseoftheLeasedProperty.VI.Insurance1.Lessor'sInsurance:TheLessorshallmaintaininsurancecoverageontheLeasedPropertyforfire,theft,andotherperilsasisreasonablyprudent.TheLessorshallprovidetheLesseewithacopyoftheinsurancepolicyuponrequest.2.Lessee'sInsurance:TheLesseeshallobtainandmaintaininsurancecoveragefortheLeasedPropertyanditscontents,includingbutnotlimitedtopropertyinsurance,liabilityinsurance,andbusinessinterruptioninsurance,inamountsandwithcoveragesufficienttoprotecttheinterestsofboththeLessorandtheLessee.TheLesseeshallnametheLessorasanadditionalinsuredonallliabilityinsurancepolicies.TheLesseeshallprovidetheLessorwithacertificateofinsuranceevidencingsuchcoveragewithin[numberofdays]daysaftertheexecutionofthisContractandshallrenewtheinsurancecoverageasrequired.VII.DefaultandRemedies1.DefaultbytheLessee:TheLesseeshallbeindefaultifitfailsto:PayrentoranyotherchargesdueunderthisContractwhendue;ComplywithanyofthetermsandconditionsofthisContract,includingbutnotlimitedtothoserelatedtotheuse,maintenance,orinsuranceoftheLeasedProperty;MakeanyunauthorizedalterationstotheLeasedProperty;orUsetheLeasedPropertyforanyillegalorprohibitedpurpose.2.RemediesoftheLessor:IntheeventoftheLessee'sdefault,theLessorshallhavetherightto:TerminatethisContractimmediatelyandreentertheLeasedProperty,withoutnoticeandwithoutliabilitytotheLessee,andtakepossessionofthepropertyandalloftheLessee'sbelongingswithintheLeasedProperty.TheLessormaydisposeoftheLessee'sbelongingsinaccordancewiththelawtorecoveranyamountsduetotheLessor.SuetheLesseefordamages,includingunpaidrent,damagestotheLeasedProperty,andanyotherlossessufferedbytheLessorasaresultoftheLessee'sdefault.RetainthesecuritydepositasliquidateddamagesfortheLessee'sdefault,withoutprejudicetotheLessor'srighttoclaimfurtherdamages.3.DefaultbytheLessor:TheLessorshallbeindefaultifitfailsto:ProvidetheLesseewithquietenjoymentoftheLeasedProperty;MakenecessaryrepairsormaintenancetotheLeasedPropertyasrequiredbythisContract;orComplywithanyothertermsandconditionsofthisContract.4.RemediesoftheLessee:IntheeventoftheLessor'sdefault,theLesseeshallhavetherightto:SuetheLessorfordamages,includinganylossessufferedbytheLesseeasaresultoftheLessor'sfailuretoperformitsobligationsunderthisContract.WithholdpaymentofrentorotherchargesuntiltheLessorcuresthedefault,providedthattheLesseegiveswrittennoticetotheLessorofthedefaultandthereasonforwithholdingpayment.VIII.AssignmentandSubleasing1.Assignment:TheLesseeshallnotassignthisContractoranyofitsrightsorobligationshereunderwithoutthepriorwrittenconsentoftheLessor.Anyattemptedassignmentwithoutsuchconsentshallbevoid.2.Subleasing:TheLesseemaysubleasetheLeasedPropertyinwholeorinpart,subjecttothefollowingconditions:TheLesseeshallobtainthepriorwrittenconsentoftheLessor,whichconsentshallnotbeunreasonablywithheld.TheLesseeshallensurethatthesublesseeplieswithalltermsandconditionsofthisContract.TheLesseeshallremainliabletotheLessorfortheperformanceofallobligationsunderthisContract,notwithstandingtheexistenceofasublease.Ix.Termination1.TerminationbyAgreement:ThisContractmaybeterminatedbymutualwrittenagreementoftheLessorandtheLesseeatanytime.2.TerminationforCause:Inadditiontotheterminationrightsupondefaultasdescribedabove,thisContractmaybeterminatedforcauseifeitherpartymateriallybreachesanyofthetermsandconditionshereofandfailstocuresuchbreachwithin[numberofdays]daysafterreceivingwrittennoticeofthebreachfromthenonbreachingparty.3.EffectofTermination:UponterminationofthisContract,theLesseeshallvacatetheLeasedPropertywithin[numberofdays]days,returntheLeasedPropertytotheLessorinthesameconditionasitwasreceived(reasonablewearandtearexcepted),andpayallamountsduetotheLessor,includingunpaidrent,damages,andothercharges.x.DisputeRes
