用英語描述租房合同協(xié)議?ThisRentalContractAgreement(the"Agreement")ismadeandenteredintoasof[date]byandbetweenthefollowingparties:Landlord:[Landlord'sfullname]Address:[Landlord'saddress]ContactInformation:[Landlord'sphonenumberandemail]Tenant:[Tenant'sfullname]Address:[Tenant'saddress]ContactInformation:[Tenant'sphonenumberandemail]1.PremisesDescriptionTheLandlordherebyleasestotheTenant,andtheTenantherebyleasesfromtheLandlord,thefollowingpremises(the"Premises"):Location:[詳細地址ofthePremises]Apartment/UnitNumber:[具體的房間號]Floor:[所在樓層]Building:[所屬建筑物名稱]ComplexName:[小區(qū)或公寓名稱]ThePremisesconsistsof[number]bedrooms,[number]bathrooms,alivingroom,adiningarea,andakitchen.TheapproximatesquarefootageofthePremisesis[X]squarefeet.ThePremisesisfullyfurnishedandequippedwiththefollowingitems(the"FurnishingsandEquipment"):[Listoffurnitureitems,e.g.,sofa,diningtableandchairs,beds,dressers,etc.][Listofappliances,e.g.,refrigerator,stove,oven,microwave,dishwasher,washer,dryer,etc.][Listofotherequipmentandfixtures,e.g.,television,airconditioningunits,heatingsystem,lightingfixtures,etc.]TheTenantacknowledgesandagreesthattheFurnishingsandEquipmentareingoodworkingconditionasofthedateofthisAgreementandthattheTenantwillberesponsiblefortheirpropercareandmaintenanceduringthetermofthelease.2.LeaseTermTheleasetermshallmenceon[startdate]andexpireon[enddate](the"LeaseTerm").TheTenantshallhavetheoptiontorenewtheleaseforanadditional[X]yeartermuponwrittennoticetotheLandlordatleast[X]dayspriortotheexpirationoftheoriginalleaseterm.Therenewaltermsandconditionsshallbemutuallyagreeduponbythepartiesandincorporatedintoanewleaseagreement.3.RentandPaymentTheTenantshallpayrenttotheLandlordintheamountof[Rentamount]permonth(the"Rent").TheRentshallbepayableinadvanceonthe[dayofthemonth]ofeachmonthduringtheLeaseTerm.TheTenantshallpaytheRentby[paymentmethod,e.g.,banktransfer,check,onlinepayment]tothefollowingaccount:AccountName:[Landlord'sname]BankName:[Bankname]AccountNumber:[Accountnumber]InadditiontotheRent,theTenantshallberesponsibleforpayingallutilities,includingbutnotlimitedtoelectricity,water,gas,sewage,andgarbagedisposal.TheTenantshallalsoberesponsibleforpayinganyapplicabletaxes,fees,orassessmentsrelatedtothePremises.TheLandlordreservestherighttoincreasetheRentupon[X]days'writtennoticetotheTenant.AnyincreaseintheRentshallbereasonableandshallnotexceedtherateofinflationasdeterminedbythe[relevanteconomicindicator]inthearea.4.SecurityDepositTheTenantshallpayasecuritydeposittotheLandlordintheamountof[Securitydepositamount]uponexecutionofthisAgreement(the"SecurityDeposit").TheSecurityDepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceofthetermsandconditionsofthisAgreement,includingbutnotlimitedtopaymentofrent,utilities,anddamagestothePremises.TheLandlordshallreturntheSecurityDeposittotheTenantwithin[X]daysaftertheexpirationoftheLeaseTerm,lessanyamountsdueforrent,utilities,damages,orothercharges.IftheSecurityDepositisinsufficienttocoversuchamounts,theTenantshallpaythedifferencetotheLandlordwithin[X]daysofwrittennotice.5.UseofPremisesTheTenantshallusethePremisessolelyforresidentialpurposesandshallnotusethePremisesforanyillegal,mercial,orotherimproperpurpose.TheTenantshallplywithallapplicablelaws,regulations,andbuildingrulesandregulationsregardingtheuseandoccupancyofthePremises.TheTenantshallnotmakeanystructuralalterationsormodificationstothePremiseswithoutthepriorwrittenconsentoftheLandlord.TheTenantshallberesponsibleforkeepingthePremisescleanandingoodrepair,andshallpromptlynotifytheLandlordofanyrepairsormaintenanceneeded.TheTenantshallnotsubletorassignthePremiseswithoutthepriorwrittenconsentoftheLandlord.AnyunauthorizedsublettingorassignmentshallbeconsideredabreachofthisAgreement,andtheLandlordmayterminatetheleaseandevicttheTenant.6.MaintenanceandRepairsTheLandlordshallberesponsibleformaintainingthestructuralintegrityofthePremisesandformakinganynecessaryrepairstothebuildingsystems,includingbutnotlimitedtotheroof,plumbing,electrical,andheatingandcoolingsystems.TheTenantshallberesponsibleformaintainingtheinteriorofthePremises,includingbutnotlimitedtocleaning,painting,andminorrepairs.TheTenantshallnotifytheLandlordpromptlyofanyproblemsordamagestothePremisesthataretheresponsibilityoftheLandlord.Intheeventofanemergencythatrequiresimmediaterepairormaintenance,theTenantshallnotifytheLandlordassoonaspossible,andtheLandlordshallmakereasonableeffortstoaddresstheemergencypromptly.7.InsuranceTheTenantshallobtainandmaintainduringtheLeaseTermpropertyinsurancecoverageontheTenant'spersonalbelongingsinthePremisesinanamountsufficienttocoverthefullreplacementvalueofsuchbelongings.TheTenantshallprovidetheLandlordwithacopyoftheinsurancepolicyuponrequest.TheLandlordshallobtainandmaintainduringtheLeaseTermpropertyinsurancecoverageonthePremisesinanamountsufficienttocoverthefullreplacementvalueofthebuildinganditscontents.TheLandlordshallnametheTenantasanadditionalinsuredonthepolicytotheextentrequiredbylaw.8.DefaultandRemediesIftheTenantfailstopaytheRentoranyotheramountdueunderthisAgreementwhendue,oriftheTenantbreachesanyothertermorconditionofthisAgreement,theLandlordshallhavethefollowingremedies:TheLandlordmayservewrittennoticeontheTenantdemandingpaymentoftheoverdueamountorcureofthebreachwithin[X]days.IftheTenantfailstoplywiththenotice,theLandlordmayterminatetheleaseandevicttheTenantinaccordancewiththeapplicablelawsandprocedures.TheLandlordmayretainallorpartoftheSecurityDeposittocoveranyamountsdueforrent,utilities,damages,orothercharges.TheLandlordmaypursuelegalactionagainsttheTenanttorecoveranydamagessufferedasaresultoftheTenant'sbreach,includingbutnotlimitedtounpaidrent,damagestothePremises,andattorney'sfees.IftheLandlordfailstoperformanyofitsobligationsunderthisAgreement,theTenantshallhavetherighttoservewrittennoticeontheLandlorddemandingcureofthebreachwithin[X]days.IftheLandlordfailstoplywiththenotice,theTenantmayterminatetheleaseandvacatethePremises,andtheLandlordshallrefundtotheTenantanyprepaidrentandtheSecurityDeposit,lessanyamountsduefordamagesorothercharges.TheTenantmayalsopursuelegalactionagainsttheLandlordtorecoveranydamagessufferedasaresultoftheLandlord'sbreach.9.TerminationThisAgreementmaybeterminatedunderthefollowingcircumstances:Bymutualagreementoftheparties.Byeitherpartyupon[X]days'writtennoticetotheotherparty,providedthatsuchnoticeisgivenpriortotheexpirationoftheLeaseTerm.BytheLandlordintheeventofamaterialbreachofthisAgreementbytheTenant,asprovidedinSection8above.BytheTenantintheeventofamaterialbreachofthisAgreementbytheLandlord,asprovidedinSection8above.Byoperationoflawintheeventofthedestruction,condemnation,orotherunavailabilityofthePremises.UponterminationofthisAgreement,theTenantshallvacatethePremiseswithin[X]daysanddeliverpossessionofthePremisestotheLandlordinthesameconditionasreceived,reasonablewearandtearexcepted.10.DisputeResolutionIntheeventofanydisputeorclaimarisingoutoforinconnectionwiththisAgreement,thepartiesshallfirstattempttoresolvethedisputethroughgoodfaithnegotiation.Ifthepartiesareunabletoresolvethedisputewithin[X]daysofthemencementofnegotiations,eitherpartymaysubmitthedisputetomediationinaccordancewiththerulesof[mediationorganization].Ifthedisputeremainsunresolvedaftermediation,eitherpartymayfilealawsuit
