RentalContractAgreement

I.PartiestotheContract

A.Lessor

TheLessoris[Lessor'sfullname],a[nationality]national,withtheidentificationnumber[IDnumber].TheLessor'saddressis[Lessor'saddress],andthecontactphonenumberis[phonenumber].

B.Lessee

TheLesseeis[Lessee'sfullname],a[nationality]national,withtheidentificationnumber[IDnumber].TheLessee'saddressis[Lessee'saddress],andthecontactphonenumberis[phonenumber].

II.DescriptionoftheLeasedProperty

A.Location

Theleasedproperty(hereinafterreferredtoasthe"Property")islocatedat[detailedaddressoftheproperty],includingthebuildingnumber,unitnumber,floor,etc.

B.PhysicalCondition

ThePropertyisa[typeofproperty,e.g.,apartment,house,officespace]withatotalfloorareaofapproximately[areainsquaremeters]squaremeters.Itisequippedwiththefollowingfacilitiesandfixtures:

1.Structuralfeatures:[Describethebasicstructureoftheproperty,suchasthenumberofrooms,layout,etc.].

2.Electricalsystems:[Listtheelectricalappliancesandsystemsprovided,suchaslighting,sockets,airconditioningunits,etc.].

3.Plumbingsystems:[Includedetailsaboutwatersupply,drainage,andsanitaryfacilities,suchastoilets,sinks,showers,etc.].

4.Furnitureandequipment:[Specifyanyfurnitureandequipmentincludedinthelease,suchasbeds,sofas,desks,etc.].

C.UseoftheProperty

TheLesseeshallusethePropertysolelyfor[permitteduse,e.g.,residentialpurposes,officeuse].AnychangeintheuseofthePropertyshallbesubjecttothepriorwrittenconsentoftheLessor.

III.LeaseTerm

A.CommencementandExpiration

Theleasetermshallcommenceon[startdate]andexpireon[enddate].

B.Renewal

IftheLesseewishestorenewthelease,theLesseeshallnotifytheLessorinwritingatleast[numberofdays]dayspriortotheexpirationoftheleaseterm.TheLessorshall,within[numberofdays]daysafterreceivingthenotice,informtheLesseeinwritingwhethertoagreetotherenewal.Ifbothpartiesreachanagreementontherenewal,theyshallsignanewleasecontract.

IV.RentandPayment

A.RentAmount

ThemonthlyrentforthePropertyshallbe[amountincurrency].

B.PaymentMethod

TheLesseeshallpaytherenttotheLessorby[paymentmethod,e.g.,banktransfer]tothefollowingbankaccount:

Bankname:[Bankname]

Accountnumber:[Accountnumber]

Accountholder:[Lessor'sname]

C.PaymentSchedule

Therentshallbepaidona[monthly/quarterly/annual]basis.TheLesseeshallpaytherentforeachperiodinadvancebeforethe[specificdate]ofeachpaymentperiod.

D.Deposit

TheLesseeshallpayadepositof[amountincurrency]totheLessoruponsigningthiscontract.ThedepositshallberefundedtotheLesseeinfullwithin[numberofdays]daysaftertheexpirationoftheleaseterm,providedthatthePropertyisreturnedinthesameconditionaswhenitwasleased(subjecttonormalwearandtear)andtheLesseehasfulfilledallitsobligationsunderthiscontract.

V.RightsandObligationsoftheLessor

A.Rights

1.TheLessorhastherighttoreceivetherentandotherfeesasagreedinthiscontract.

2.TheLessorhastherighttoinspectthePropertyperiodically(subjecttoreasonablenoticetotheLessee)toensurethattheLesseeisusingthePropertyinaccordancewiththetermsofthiscontract.

3.IncaseoftheLessee'sbreachofthiscontract,theLessorhastherighttotakeappropriatelegalmeasurestoprotectitsinterests.

B.Obligations

1.TheLessorshalldeliverthePropertytotheLesseeinaclean,safe,andhabitableconditiononthecommencementdateoftheleaseterm.

2.TheLessorshallberesponsibleforthemajorrepairsandmaintenanceoftheProperty,includingbutnotlimitedtothestructuralrepairs,electricalandplumbingsystemoverhauls.However,theLessorshallnotifytheLesseeinadvanceandminimizetheimpactontheLessee'suseoftheProperty.

3.TheLessorshallnotinterferewiththeLessee'snormaluseofthePropertyduringtheleaseterm,exceptasotherwiseprovidedbylaworthiscontract.

VI.RightsandObligationsoftheLessee

A.Rights

1.TheLesseehastherighttousethePropertyforthepermittedpurposeduringtheleaseterm.

2.TheLesseehastherighttorequesttheLessortoperformitsmaintenanceandrepairobligationsinatimelymanner.

B.Obligations

1.TheLesseeshallpaytherentandotherfeesasagreedinthiscontractontime.

2.TheLesseeshallusethePropertyinaproperandcarefulmannerandshallnotcauseanydamagetothePropertybeyondnormalwearandtear.Incaseofanydamage,theLesseeshallberesponsibleforrepairingitatitsownexpenseorcompensatingtheLessorfortheloss.

3.TheLesseeshallnotsublease,assign,ortransfertheleaserightsandobligationsofthePropertytoanythirdpartywithoutthepriorwrittenconsentoftheLessor.

4.TheLesseeshallkeepthePropertycleanandtidyandcomplywithallrelevantlaws,regulations,andcommunityrulesandregulationsduringtheleaseterm.

VII.MaintenanceandRepairs

A.MinorRepairs

TheLesseeshallberesponsibleforminorrepairsandmaintenanceoftheProperty,suchasreplacinglightbulbs,fixingminorplumbingleaks,etc.

B.MajorRepairs

Asmentionedabove,theLessorshallberesponsibleformajorrepairsandmaintenanceoftheProperty.However,ifthemajordamageiscausedbytheLessee'snegligenceorimproperuse,theLesseeshallbearthecostoftherepairs.

VIII.Insurance

A.Lessor'sInsurance

TheLessorshallberesponsibleforinsuringthePropertyagainstmajorriskssuchasfire,naturaldisasters,etc.TheLessorshallprovidetheLesseewithacopyoftheinsurancepolicyuponrequest.

B.Lessee'sInsurance

TheLesseeisrecommendedtopurchaseinsuranceforitspersonalpropertyintheProperty.TheLesseeshallbesolelyresponsibleforanylossordamagetoitspersonalproperty.

IX.DefaultandLiability

A.Lessee'sDefault

1.IftheLesseefailstopaytherentorotherfeesasagreedinthiscontractformorethan[numberofdays],theLessorhastherighttoterminatethiscontractandrequiretheLesseetovacatethePropertyimmediately.TheLesseeshallalsopaytheoverduerentandalatepaymentpenaltyof[percentage]%oftheoverdueamountforeachdayofdelay.

2.IftheLesseebreachesotherobligationsunderthiscontract,suchascausingseriousdamagetotheProperty,subleasingwithoutpermission,etc.,theLessorhastherighttoclaimcompensationfromtheLesseeforalllossessufferedasaresultofthebreach.

B.Lessor'sDefault

1.IftheLessorfailstodeliverthePropertytotheLesseeonthecommencementdateoftheleaseterm,theLessorshallpaytheLesseeacompensationof[amountincurrency]foreachdayofdelayuntilthePropertyisdelivered.

2.IftheLessorfailstoperformitsmaintenanceandrepairobligationsinatimelymanner,resultingintheLessee'sinabilitytousethePropertynormally,theLessorshallreducetherentfortheaffectedperiodorcompensatetheLesseeforthelossessuffered.

X.TerminationoftheContract

A.TerminationbyAgreement

ThiscontractmaybeterminatedbymutualwrittenagreementoftheLessorandtheLessee.

B.TerminationforDefault

Asmentionedabove,eitherpartyhastherighttoterminatethiscontractincaseoftheotherparty'smaterialbreachofthiscontract.

C.TerminationduetoForceMajeure

Ifeitherpartyisunabletoperformitsobligationsunderthiscontractduetoforcemajeureeventssuchasnaturaldisasters,wars,governmentregulations,etc.,theaffectedpartyshallnotifytheotherpartyinwritingassoonaspossibleandproviderelevantproof.Insuchcase,theaffectedpartyshallbeexemptedfromliabilityfornonperformanceordelayedperformanceofitsobligationstotheextentaffectedbytheforcemajeureevent.However,bothpartiesshallmakereasonableeffortstominimizethelossescausedbytheforcemajeureevent.

XI.DisputeResolution

A.Negotiation

Incaseofanydisputearisingoutoforinconnectionwiththiscontract,thepartiesshallfirstattempttoresolvethedisputethroughfriendlynegotiation.

B.ArbitrationorLitigation

Ifthenegotiationfails,thepartiesagreetoresolvethedisputethrough[arbitration/litigation].Ifarbitrationischosen,thearbitrationshallbeconductedinaccordancewiththerulesof[arbitrationinstitution].Iflitigationischosen,thecaseshallbeunderthejurisdictionofthe[specificcourt]accordingtotherelevantlaws.

XII.Miscellaneous

A.EntireAgreement

Thiscontractconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallpriororalorwrittenagreementsandunderstandingsrelatingtothesame.

B.AmendmentsandSupplements

Anyamendmentorsupplementtothiscontractshallbemadeinwritingandsignedbybothparties.

C.Severability

Ifanyprovisionofthiscontractisheldtobeinvalidorunenforceable,thevalidityandenforceabilityoftheotherpro
