BuildingValuewithIntelligenceOverthepast20yearsmanydifferentbuildingshavebeenlabelledas“intelligent”.However,theapplicationofintelligenceinbuildingshasyettodeliveritstruepotential.Relativelyfewclients,ortheirprofessionaladvisers,havesufficientexperienceandunderstandingofcontemporaryintelligentbuildingsolutionsandwhattheyhavetoofferintermsofimprovedperformanceandvalue.Awell-establishedintelligentbuildingsolutionscapabilitynowexistsbutsuppliersarefindingitdifficulttodemonstrateandprovethebenefitsofthesesolutions.Manyonthedemand-sideremainunsure,andindeedsceptical,ofthebenefitsandthevaluethatinvestinginimprovedbuildingintelligencecanprovide.Alltoooftendecisionsaboutbuildingsystemsaremadeonthebasisof“CostisKing”butinthelong-termvalueprovestobetheace.Makingdecisionsbasedonwholelifevaluepresentsrealchallengesfordesignteams,requiringspecificationstobasedonlongtermvaluepropositions.Inordertoeffectivelycommunicatethebenefitsofintelligentbuildingsolutionstotheirclientsbuildingservicesprofessionalsmustunderstandwhotheirclientisandwhattheirvaluepropositionsare.Valuepropositionsvarywidelyacrossverticalmarketsanddependingonwhomwithintheorganisationyouaretalkingtoillustratesfivelevelsofthevalueladder.CriticalityIntelligentbuildingsolutionsmustreflectthecriticalityofthebuildinginthebusinessprocess,intermsoftheresilienceandthereliabilityofthebuildingsystems.Alllevelswithintheclientorganisationareconcernedwithestablishingandmonitoringanappropriatelevelofperformance.IfTheCentreofExcellenceforIntelligenceinBuildingssystemsareunreliablethenotherpotentialbenefitswillnotberealised.CriticalityEfficiencyEffectivenessAdaptabilityResponsibilityTheValueLadderCriticalityTheonusisuponbuildingservicesprofessionalstoensurethatsystemsareeffectivelyspecified,installedandcommissionedandthatappropriateserviceandmaintenancestrategiesareemployed.Alltoooftenintelligentsolutionsareseenasfailingbecausetheyhavenotbeencorrectlyinstalledorhavenotbeenmaintainedeffectively.Atthisstagefactorssuchassafety,durability,security,maintainabilityandstandardsarekey.Safetyandsecurityareoftencitedasbarrierstointegrationofintelligentsystemsespeciallyfiredetectionandalarmsystems,howeverexamplesexistsuchasnewCrownEstateEfficiencyIntheshort-termcostcentremanagersmustfocusuponefficiencyandcostsavings.Theirplanningoutlookwillgenerallybelessthanayearandwillbestronglyalignedwiththeirdepartmentalbudgets.Driversincludeaffordability,spacemanagement,energymanagement,utilitymanagement,maintenancecostmanagementandtimemanagement.Atthislevelclientswillbeinterestedinsavingmoneyonenergybills,telephonybillsetc.andintelligentbuildingsolutionsmustbesoldonthatbasis.EffectivenessAtthenextlevelbusinesscentremanagerswillbeinterestedintheeffectivenessofthebuildingandhowitcontributestobusinessperformance.Theiroutlookwillbeslightlylongertermandwillconsideraonetothreeyeartime-frame.Atthislevelclientswillbeinterestedinintelligentbuildingsolutionsthatenhancethebusinessprocess.Ratherthanconsideringenergybillstheywillconsiderthermalcomfortanditsimpactonemployeeperformance.Atthisleveldecisionswillnotnecessarilybemadeonthebasisofthelowestcostoption.Driversincludeproductivity,controllability,information,comfort,manageabilityandfunctionality.AdaptabilityOveralongertimeframebusinessdirectorswillbeinterestedinopportunityandadaptability.Theywillbeinterestedinhowthebuildingreactstochangesinthebusinessprocessgenerallyoverathreetofiveyeartimeframe.Driversherewillincludeflexibility,profit,responsiveness,interaction,educationandlearningandhealthandwellbeing.Atthislevelclientswillbeinterestedinthescalabilityofsystems,ensuringthatasthebusinessgrowsintelligentbuildingsystemswillbeabletoaccommodateincreasedcapacity.Alsotheywilllookathowbuildingsystemswillreacttochangesinthebusinessprocesssuchasrequirementsforhome-workingandhot-desking.ResponsibilityAtthehighestlevelwithintheorganisationtheboardwillhaveresponsibilityforthelong-termsurvivaloftheorganisation.Driversforintelligentbuildingswillbeenvironmentalsustainability,socialsustainability,long-termperformance,quality,valueandvision.Theywilllookatintelligentsystemsintermsofhowtheycancontributetotheiroverallsurvivalandenablethemtoimprovetheirbusinessperformanceoverthelongterm.Theymaylookatsystemswitha15-20yeartimeTheCentreofExcellenceforIntelligenceinBuildingsframe,andlookatsystemsthatwillcontributetoboththecurrentandfutureperformanceofthebuildingsandhowtheywillreacttopredictedandanticipatedchangesinthelegislationsuchasincreasedenvironmentalregulation.Anysalespropositionforintelligentbuildingsolutionswillconsistofamixofthesevaluepropositions,tailoredtotheaimsandexpectationsofdecision-makersatdifferentlevelsofthebusiness.Howvalueisactuallyquantifiedvariesconsiderablyacrossdifferentverticalmarkets.Inallindustriessuccesswillultimatelybemeasuredintermsofprofitabilitybuteachverticalmarketwillhaveitsownuniquecharacteristicswhichinfluencethatprofitability.Intheretailindustryforexampleintelligentbuildingsolutionscanbeusedtooptimiseenergyusagetherebyreducingcostsandenhanc
