租房協(xié)議書(shū)英文版

?ThisRentalAgreement(the"Agreement")ismadeandenteredintoasof[date]byandbetween:

Landlord:[Landlord'sfullname],withanaddressat[Landlord'saddress](hereinafterreferredtoasthe"Landlord"),and

Tenant:[Tenant'sfullname],withanaddressat[Tenant'saddress](hereinafterreferredtoasthe"Tenant").

I.PremisesDescription

TheLandlordherebyleasestotheTenant,andtheTenantherebyleasesfromtheLandlord,thefollowingpremises(the"Premises")locatedat[Premisesaddress]:

[Describethepropertyindetail,includingthenumberofrooms,squarefootage,anyspecialfeaturesoramenities,suchasabalcony,parkingspace,etc.].

ThePremisesshallbeusedforresidentialpurposesonlybytheTenantanditsfamilymembersorauthorizedguests.TheTenantshallnotusethePremisesforanymercial,illegal,ornuisancecreatingactivities.

II.TermofLease

Thetermofthisleaseshallmenceon[startdate]andexpireon[enddate](the"LeaseTerm").

UpontheexpirationoftheLeaseTerm,theTenantshallvacatethePremisesinthesameconditionasreceived,reasonablewearandtearexcepted.IftheTenantwishestorenewthelease,theTenantshallnotifytheLandlordinwritingatleast[numberofdays]dayspriortotheexpirationoftheLeaseTerm.TheLandlordshallhavetherighttoacceptorrejecttherenewalrequestatitssolediscretion.

III.RentandPayment

TheTenantshallpayrenttotheLandlordintheamountof[rentamount]permonth(the"Rent").TheRentshallbepayableinadvanceonthe[paymentduedate]ofeachmonth.

TheTenantshallpaytheRentby[paymentmethod,e.g.,banktransfer,check,etc.].Ifpaymentismadebycheck,theTenantshallensurethatsufficientfundsareavailableintheaccounttocovertheamountofthecheck.Incaseofabouncedcheck,theTenantshallbeliableforanyassociatedfeesandshallmakeimmediatealternativepaymentarrangements.

TheLandlordreservestherighttoadjusttheRentupon[numberofdays]days'writtennoticetotheTenantifthereareanyincreasesinpropertyrelatedcosts,suchaspropertytaxes,insurancepremiums,ormaintenanceexpenses,whicharedirectlyattributabletotheoperationandupkeepofthePremises.

IV.SecurityDeposit

TheTenantshallpayasecuritydepositof[securitydepositamount]totheLandlordupontheexecutionofthisAgreement.ThesecuritydepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceofitsobligationsunderthisAgreement,includingbutnotlimitedtopaymentofRent,damagestothePremises,andpaymentforanyutilitiesorotherservicesusedbytheTenantandnotreimbursedbytheLandlord.

UpontheexpirationoftheLeaseTermorearlierterminationofthisAgreement,theLandlordshall,within[numberofdays]daysaftertheTenanthasvacatedthePremises,returnthesecuritydeposittotheTenant,lessanyamountsowedbytheTenantforRent,damages,orothercharges.TheLandlordshallprovidetheTenantwithawrittenitemizationofanydeductionsmadefromthesecuritydeposit.

V.UtilitiesandServices

TheLandlordshallberesponsibleforprovidingandmaintainingthefollowingservicestothePremises:[listservices,e.g.,watersupply,sewerconnection,etc.].

TheTenantshallberesponsibleforpayingforthefollowingutilitiesandservicesduringtheLeaseTerm:[listutilities,e.g.,electricity,gas,telephone,cableTV,internet,etc.].TheTenantshallensurethatallutilityaccountsarekeptingoodstandingandshallpromptlypayanybillsreceived.

TheTenantshallnotmakeanyunauthorizedalterationsoradditionstotheutilitysystemsorservicesprovidedtothePremises.IfanyrepairsormaintenancearerequiredduetotheTenant'simproperuseoralterationofthesystems,theTenantshallbeliableforthecostofsuchrepairs.

VI.RepairsandMaintenance

TheLandlordshallberesponsibleformaintainingthestructuralintegrityofthePremisesandformakingrepairstothefollowingmajorponents:[listmajorponents,e.g.,roof,foundation,plumbing,electricalwiring,etc.].

TheTenantshallnotifytheLandlordinwritingofanyneededrepairsormaintenancewithin[numberofdays]daysafterdiscoveringtheproblem.TheLandlordshall,withinareasonabletimeafterreceivingthenotice,arrangeforthenecessaryrepairsormaintenance,unlesstheproblemiscausedbytheTenant'snegligence,abuse,orunauthorizedalterations.

TheTenantshalltakereasonablecareofthePremisesandshallkeepitcleanandsanitary.TheTenantshallnotcauseanydamagetothePremisesoritsfixturesandfittings.IncaseofanydamagecausedbytheTenant,theTenantshallberesponsibleforrepairingorpensatingtheLandlordforthecostofrepairorreplacement.

VII.Tenant'sRightsandObligations

A.Rights

1.TheTenantshallhavetherighttopeacefulenjoymentofthePremisesduringtheLeaseTerm,subjecttothetermsandconditionsofthisAgreement.

2.TheTenantshallhavetherighttomakereasonableuseofallfacilitiesandamenitiesprovidedwiththePremises,providedthatsuchuseisinaccordancewiththepurposeforwhichtheyareintended.

B.Obligations

1.TheTenantshallpaytheRentandallotheramountsdueunderthisAgreementinatimelymanner.

2.TheTenantshallplywithallapplicablelaws,regulations,andbuildingrulesandregulationsregardingtheuseofthePremises.

3.TheTenantshallnotsublet,assign,ortransferthisleaseoranyrightshereunderwithoutthepriorwrittenconsentoftheLandlord.

4.TheTenantshallnotallowanyunauthorizedpersonstooccupythePremises.

5.TheTenantshallnotmakeanystructuralalterationsoradditionstothePremiseswithoutthepriorwrittenconsentoftheLandlord.

6.TheTenantshallnotengageinanyillegalorimmoralactivitiesonthePremises.

7.TheTenantshallkeepthePremiseslockedandsecureatalltimes,andshalltakereasonableprecautionstopreventunauthorizedentry.

8.TheTenantshallcooperatewiththeLandlordinanyinspectionsormaintenanceworkthattheLandlordmayneedtocarryoutonthePremises,providedthatreasonablenoticeisgiven.

VIII.Landlord'sRightsandObligations

A.Rights

1.TheLandlordshallhavetherighttoenterthePremisesatreasonabletimes,uponreasonablenoticetotheTenant,forthepurposesofinspection,maintenance,orrepair.

2.TheLandlordshallhavetherighttoenforcethetermsandconditionsofthisAgreement,includingbutnotlimitedtoevictingtheTenantincaseofbreach.

B.Obligations

1.TheLandlordshallprovidethePremisesinahabitableconditionatthemencementoftheLeaseTerm,plyingwithallapplicablehousingcodesandregulations.

2.TheLandlordshallmaintainthePremisesinasafeandsanitaryconditionduringtheLeaseTerm,asrequiredbylaw.

3.TheLandlordshallnotinterferewiththeTenant'speacefulenjoymentofthePremises,exceptasprovidedinthisAgreementorasrequiredbylaw.

Ix.DefaultandRemedies

A.TenantDefault

IftheTenantfailstopaytheRentoranyotheramountdueunderthisAgreementwhendue,failstoplywithanyofthetermsandconditionsofthisAgreement,orengagesinanyillegalornuisancecreatingactivitiesonthePremises,theLandlordmay:

1.ServeawrittennoticeofdefaultontheTenant,specifyingthenatureofthedefaultandrequiringtheTenanttocurethedefaultwithin[numberofdays]days.

2.IftheTenantfailstocurethedefaultwithinthespecifiedtimeperiod,theLandlordmayterminatethisAgreementandevicttheTenantfromthePremisesinaccordancewiththeapplicablelawsandprocedures.Insuchcase,theTenantshallforfeitthesecuritydepositandshallbeliableforanyunpaidRentanddamagescausedtotheLandlord.

B.LandlordDefault

IftheLandlordfailstoperformanyofitsobligationsunderthisAgreement,suchasprovidingnecessaryrepairsormaintenanceinatimelymanner,andsuchfailuremateriallyaffectstheTenant'suseandenjoymentofthePremises,theTenantmay:

1.ServeawrittennoticeofdefaultontheLandlord,specifyingthenatureofthedefaultandrequiringtheLandlordtocurethedefaultwithin[numberofdays]days.

2.IftheLandlordfailstocurethedefaultwithinthespecifiedtimeperiod,theTenantmay,atitsoption:

WithholdpaymentofRentuntilthedefaultiscured,providedthattheTenantshalldepositthewithheldRentinanescrowaccountandshallnotifytheLandlordofthedeposit;or

TerminatethisAgreementandseekdamagesfromtheLandlordforanylossessufferedasaresultoftheLandlord'sdefault.

x.Insurance

TheLandlordshallmaintainpropertyinsuranceonthePremisesinanamountsufficienttocoverthereplacementcostofthePremisesanditscontents.

TheTenantisrmendedtoobtainrenter'sinsurancetocovertheTenant'spersonalpropertyandliabilitywhileoccupyingthePremises.TheTenantshallindemnifyandholdtheLandlordharmlessfromanylosses,damages,orclaimsarisingoutoftheTenant'sfailuretoobtainsuchinsurance.

xI.GoverningLawandJurisdiction

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[state/country].

AnydisputesarisingoutoforinconnectionwiththisAgree
