Charlotte’sindustrialmarketcontinuestobenefitfromsteadyemploymentgrowthandstrongdemandacrosskeysectors.Localunemploymentrateaveraged3.8%thisquarter,upslightlyfrom3.4%inQ42025butbelowtheU.S.averageof4.4%.

Mid-bayinfillpropertiesrangingfrom20ksq.ft.to60ksq.ft.areseeingincreasedinterest,whilebig-boxavailabilityabove700ksq.ft.isbecomingextremelylimited,withonlythreecompetitivespacesremaining.Thisscarcityisexpectedtodrivenewdevelopmentstartsforbig-box
