iconicdevelopmentsanchoringthe

district.Itisboundedbyacentralparktothenorth(andtwoofthe

fouriconictowers),alargeconventioncentertothewestandamixed-usedevelopment(oneofthefourmajordevelopmentsinthedistrict)directlyadjacentittotheeast.ThesetwodevelopmentsshareacentralsunkencourtyardwhichactivatesalargepublicGreenspacebetweenthetwobuildings.PROGRAMThedesignisenvisionedasabridgetothedistrict’sfuture.Itincludesaniconicofficetower,twoservicedhoteltowers,andalargeretail

podiumandbasement,blendstheretailandcommercialenvironmentsofSunHungKai’sfinestpropertieswithKPF’sexpertiseinthedesignoflargemixed-usedevelopment.Theimpressivebuildings–andtheirstrong,iconicforms–willleavealastingandmemorablelegacyonthedistrictskylineandbecomeinstantlandmarksfortheentire

city.LAYOUTThedevelopmentisdividedintodistinctzonesinplan.Atthefarnorth,nearesttheMRTstation,aniconic290metertalloffice/hoteltoweranchorsthedevelopmentandprovidesthevisuallinkbetweenthedevelopmentandadjacentsites.Tothesouthofthetower,alarge,four-storeyretailpodiumwithluxuryretail,F&B,andacinemaisarrangedaroundawidecentralarcadepunctuatedbylight-filledatriums.Tothewesternedgeofthedevelopment,twoservicedhoteltowers(ofheightsaround180meters)areorientednorth-south.AlargebasementlinkstothenearbyMRTstationandadjacent

sites.GOALSThegoalof370,000smprojectistocreateaworld-classlifestylecenterthatblendsluxuryretail,Class-Aoffice,aluxuryhotelandluxuryservicedhotelunitsattheheartofNanjing’snewbusinesscenter.Adestinationin-and-ofitself,NanjingIFCwillalsoenergizethesurroundingneighborhoodandelevateandanchortheentiredistrict.TheCenterwillbecomeabeaconofsustainable,culturallysensitiveandtechnologicallyadvanced

design.總體規(guī)劃及設計概念簡介河西中央商務區(qū)1號及3號地塊坐落于南京新中央商務區(qū)中心,由新鴻基地產開發(fā),Kohn

Pedersen

Fox設計,將成為該區(qū)域內4個支柱性地標開發(fā)項目之一。項目北臨中央公園(以及4座標志性塔樓中的2座),西靠大型會議中心,東側與4個地標項目中的另一綜合開發(fā)項目相鄰,并共享一個中央下沉式花園,為兩座塔樓提供了大面積公共綠地。功能本項目的設計構想在于創(chuàng)造該區(qū)域連接未來的橋梁,包含1座地標性辦公塔樓、2座公寓式酒店塔樓、和1座大型商業(yè)裙房及地下室,將KPF在大型綜合開發(fā)項目的經驗與特長融合到新鴻基最佳的宗地及其周邊零售、商業(yè)環(huán)境,所打造的項目建筑必將以其突出的標志性的形態(tài),為該區(qū)域的天際線留下永恒的、令人難忘的一筆,并立即成為整個城市新地標。布局項目的開發(fā)被清晰地劃分為幾個區(qū)域。在最北端靠近地鐵站處將設一座290米高的辦公/酒店塔樓,一方面作為整個項目的主導,另一方面在視覺上很好地銜接了本項目與鄰近基地。辦公塔樓的南側為4層高的大型商業(yè)裙樓,內含奢侈品零售、餐飲及電影院、寬闊的中心回廊和陽光充足的中庭。在項目西側,兩座180米左右的公寓式酒店塔樓南北而列。大型地下室連接地鐵及周邊基地。目標370,000平方米的項目旨在在南京新商業(yè)中心打造一個結合奢侈品零售、甲級辦公樓、精品酒店及精品公寓式酒店的世界級家居生活中心。南京國際金融中心除了自身成為景點,還將激勵周邊街區(qū)的發(fā)展,提升及帶動整個區(qū)域。中心將成為尊重文化、技術領先,并可持續(xù)發(fā)展的設計導航燈。設計說明

hotelprogram.Organizedtocreateavibrant,livelyurbanenvironmenttheprogramisarrangedtomaximizebothpublicenjoymentandcommercialsuccess.BASEMENTTherearethreebasementlevels,twoparkinglevelsatB2andB3,andonefloorofretailatB1.B2housessubstantialmechanicalspacesandloadingandunloading

zones.TheprincipleundergroundlinktotheadjacentMRTstationatthewestisatthenorthwestcorneroftheB1level.AretailandF&Bloopbordersalargesunkengardentotheeast.Thissunkengarden,whichisalsofrontedbytheneighboringdevelopment,activatestheB1level,

bringinglightandoutdoorareasforpublicenjoyment.OFFICE

TOWERThe290metertallofficetoweristheiconicanchorofthedevelopment.Ithasalargegroundfloorlobby(withescalatorconnectiontotheB1level)andfourdistinctzoneseachservedbyelevatorsfromtheground.Thetowerisservedbyadistinctdrop-offandparkingramp.Thereisagroundfloorconnectiontotheretail

mall.HOTEL

TOWERThehotelcomponentislocatedinthesamesupertalltowerthathousesthecommercialofficespace.Hotelsupportprogramsuchasgym,spa,functionroomsandballroom,all-daydiningandgroundfloorlobbyarelocatedbelowthetowerwithintheretailpodium.Thereisapodium

roofconnectiontothehotelclubhouseandagroundfloorconnectiontotheretailmall.功能/布局簡介南京國際金融中心為一個綜合性開發(fā)項目,包含商業(yè)、辦公、酒店及公寓式酒店多種功能。項目的功能安排盡可能同時滿足公共需求和商業(yè)成功,以創(chuàng)造一個生動而富有活力的都市環(huán)境。地下室地下室共三層,地下2層及3層為停車場,地下1層為商業(yè)。地下2層為大量設備空間及裝卸貨區(qū)?;匚鱾冗B通地鐵站的主要通道位于地下1層西北角。東側商業(yè)及餐飲帶緊貼下沉式花園,與東側相鄰基地共享沿花園的界面,因此該花園對于激活整個地下1層、引入自然光及為公共休閑提供室外空間起到重大作用。辦公塔樓290米高的辦公塔樓是本項目的標志和主導。大型首層大堂有電梯與地下1層連接,其余電梯從首層分別服務于4個獨立分區(qū)。塔樓擁有獨立上下客區(qū)和停車坡道,另在首層與商場連通。酒店塔樓酒店功能安排在超高層辦公樓之內。酒店配套設施,如健身房、spa、多功能廳及宴會廳、全日餐廳及底層大堂均設于塔樓底部的商業(yè)裙房。從群樓屋頂可連接到酒店會所,而底層設有通向商場的連接。公寓式酒店公寓式酒店塔樓共兩座,高180米,沿基地西側的機動車主干道排列。塔樓內的單元可通過位于商業(yè)裙樓屋頂?shù)目罩写筇玫竭_,或由地下停車場直接到達。公寓式酒店有專用上下客區(qū),位于基地南側酒店上下客區(qū)的對面。住戶進入公寓式酒店大堂,搭乘直達電梯到達空中大堂/會所(5層),然后換乘專用電梯。會所以室內外空間設計為特色,緊靠酒店游泳池、spa和健身房。底層與商場連通。商業(yè)裙樓上述的功能連接一座大型商業(yè)和娛樂裙樓。商場包含地上四層以及地下兩層空間。主要的上下客區(qū)位于地塊中央;主要的上下客區(qū)位于地塊中央;相鄰的室內步行街切入商場拱廊,形成一個公共入口。沿著盤曲的拱廊可一直上到屋頂。

裙樓的地面一層和二層主要為奢侈品商業(yè)。

商業(yè)與餐飲在第三和第四層沿著裙樓的東邊界布置,提供良好的公園景觀。在裙房南端的第四層設有一座七廳的電影院。SERVICEDHOTEL

TOWERSTherearetwoservicedhoteltowers(ofheightsaround180meters).Thesetowersareorientedalongthewesternedgeofthepropertyalongthemajorvehicularartery.Unitsinthetowerareaccessedviaaskylobbyatthe

topoftheretailpodiumroof,ordirectlyfrombasementparking.Thereisadedicatedservicedhotellaybyatthesouthernedgeofthepropertyacrossfromthehotellayby.Patronsentertheservicedhotellobbyandtakeshuttleliftstotheskylobby/clubhouselevel(Level5)wheretheytransfertolocallifts.Theclubhousefeaturesindoorandoutdoorspaceandisadjacenttothehotelpool,spaandgym.Thereisagroundfloorconnectiontotheretailmall.RETAIL

PODIUMAlargeretailandentertainmentpodiumisconnectedtotheaboveprogram.Theretailmallhasfourabove-gradefloorsandtwobasementfloors.Itsprincipalvehiculardrop-offisatthecenterofthesite,

wherealarge“indoorstreet”bisectstheretailarcadeprovidingapublicentrance.Thesinuousarcadestepsuptotheroof.Levels1and2aregivenovertoluxuryretail.Levels3and4areretailwithF&Bpositionedalongtheeastedgeofthepodiumtooverlookthepark.Acinemawith7theatersispositionedatthesouthendofthearcadeatthetoppodiumfloor(Level

SERVICEParkingislocatedinthebasementatB2andB3.Itisaccessedviathreeramps.Thereareover1,500spaces.LoadingandunloadingareasarelocatedattheB2levelandaccessedviaawideserviceramplocatedatthesouthofthesitefromadedicatedcurbcut.Therearetwoloading/unloadingareas–one

atthe

northservicingoffice,hotelandretailprogram,anotheratthe

southservicingtheservicedhotelandretailprogram.PEDESTRAN

ACCESSTheprinciplesitetrafficwillbepedestrian,andthemajorityofthistrafficwillcomefromtheMRTstationtothewestofthesite.ThebasementconnectionatB1willdirectthistrafficintothesite.Thereisalsoabasementconnectiontotheadjacentsite

totheeastattheB1levelandadirectconnectiontotheofficetowerlobbyatgrade.交通流線機動車出入口簡介根據(jù)不同功能分別設置3個主要出入口。所有道路開口設于西側及南側。辦公/酒店辦公/酒店塔樓在其西側設專用上下客區(qū)及地面停車。停車場坡道緊靠車輛等候區(qū)。同時在主辦公車輛等候區(qū)設小型商業(yè)車輛等候區(qū)。公寓式酒店公寓式酒店大堂位于基地南側,擁有專用上下客區(qū)及地面停車,上下客區(qū)西側為專屬停車場坡道。商業(yè)商業(yè)部分的專用上下客區(qū)位于基地中央,可由西側進入。主上下客區(qū)及出租車等候區(qū)享有專用道路開口。從出租車等候區(qū)可經由一條單向通行的車道連接到辦公塔樓上下客區(qū)。停車場/服務停車場位于地下2層及3層,可由3個坡道到達,有1500多個停車位。裝卸區(qū)位于地下2層,可由基地南側的專用道路開口及專用服務坡道到達。裝卸區(qū)共2個,一個位于北側,服務于辦公及商業(yè)部分,另一個位于南側,服務于公寓式酒店及商業(yè)部分。人行出入口基地內的主要交通為人行交通,未來主要人行流量將來自于西側的地鐵站。地下1層的通道直接將行人引入基地。此外,基地東側地下1層也有連接至相鄰地塊的通道,地面可直接通向辦公大堂。設計說明

SpaceINTRODUCTIONTherearenumerousgreenareasadjacenttoandwithin

thedevelopment.Atgrade,largeportionsofthesidewalkareaaregivenovertoplantings,reflectingpoolsandgrass.Alargesunkengardentotheeast

ofthesitewillprovideausablepublicopenspaceformeeting,strollingandrelaxation.ConnectionstoadjacentbuildingswillbeviaB1.

Terracesatgradeandupperpodiumlevelsprovideampleareasforrestaurantandcafédiningfacingtheparkandextendthegreeneryupintotheheartofthedevelopment.Alargeroofgardenatthepodiumroofprovidesareasforhotelandservicedhotelrecreationalfunctions.Tenniscourtsandalargeoutdoorswimmingpoolarejustsomeoftheoutdoorfunctionsonthisroof.Therewillalsobegreenterracesinmanyofthe

towers.MULTI-USEGREEN

SPACETheproposedgreenareaswillbemulti-usespacesforeverydayuse,specialeventsandasescapesfromthebusyurbanenvironment.ThesunkengardenandF&Bterraceswillbeadestinationfortouristsandalocationforlargescaleprivateeventssuchasfashionshows,

smallconcerts,dramaticperformances,andexhibitions.DESIGNED

STREETSCAPEWherepossible,customdesignedstreetscapeforbenches,treeplantersandfencingwillbeplaced

adjacenttothebuilding,oronroofdecksandterraces.Thesefeatureswillbedesignedtoreinforcedesignmotifsoftheoverallbuilding,andto

helpcreateanidentityforthecomplexandneighborhood.URBAN

LANDSCAPEInadditiontothegreenareasofthedesign,hardscapewithadistinctlyurbanfeelwillsupplementthedesign.Theseareaswillbeinfrontofdrop-offsorinhighlytraffickedpedestrianareasoratretail

entrances.SUSTAINABLE

LANDSCAPEAlllandscapewillbedevelopedsothatitmakesthemostminimalinterventionintothe

environment.Wherepossible,renewablematerialswillbeused,andenergysavinglandscapefeatures

likerainwatercatchmentandlow-waterplantings.綠色空間簡介本項目內部及周邊有多個綠化地帶。地面層,很大一部分人行道面積將用作綠化、倒影池及草皮。基地東側的下沉式花園將為公共集會、漫步和休閑提供開放的空間。與相鄰基地的通道將置于地下1層。地面及裙樓上層的露臺將為餐廳、咖啡店提供充足的面向花園的空間,并將綠化延伸至項目中心位置。裙樓屋頂花園為酒店和公寓式酒店的休閑設施提供場所,包括網球場和室外游泳池。各塔樓還將設置多個綠化露臺。多功能綠地計劃綠地面積將作為多功能空間供日常生活的使用,特殊活動的舉辦以及在喧囂的都市環(huán)境中提供休憩之地。下沉式花園和餐飲露臺將成為吸引游客的目的地之一,也為大型私人活動如時裝秀、小型演唱會、戲劇表演及展覽提供場所。街景設計建筑附近、屋頂花園和露臺的長椅、植樹區(qū)、圍欄盡可能定制設計。這些細節(jié)將有助于加強建筑的整體設計主題,建立該小區(qū)的獨特個性。城市景觀除綠地設計之外,帶有鮮明城市感覺的硬地鋪裝也能有效地提升設計感。這些硬地鋪裝可以在上下客區(qū)、商業(yè)入口處及其他人行交通密集區(qū)域使用。可持續(xù)發(fā)展所有的景觀設計都應盡量減小對環(huán)境的影響。盡可能使用可再生材料及節(jié)能型景觀裝置,如雨水收集、種植耐旱植物等。設計說明

NarrativeSustainabilityINTRODUCTIONOverallConcept:Acriticalcomponentofthedesignisafocusongreeneryandsustainabledesign.Asleadersintherealmofsustainablebuildingdesign,thearchitects–KohnPedersenFoxAssociates–willemploythemosttechnologicallyadvancedbuildingsystemstopromoteanenvironmentallyfriendly

complex.Theseinclude,butarenotlimitedto,rainwaterretention,solarshading,andthermalenergystorage.Greeneryandgreenroofswillpervade

throughoutasamenitiesforsocialinteraction,butalsoascomponentsofanoverallapproachtosustainable

design.INDIVIDUAL

footprint.可持續(xù)發(fā)展簡介整體概念:綠色建筑及可持續(xù)發(fā)展是此項目設計的一個注重點。做為一個可持續(xù)發(fā)展設計領域的領先者,KPF建筑事務所將采用最先進的建筑技術來做出一個有環(huán)境友好的綜合體。其中包括雨水收集處理,遮陽和熱能儲存。屋頂綠化和地面綠化遍布整個項目,即是人文互動的場所,也是可持續(xù)發(fā)展設計的重點要素。獨立部分在這個建筑中有許多可能的可持續(xù)部分,分別用于減少照明、供暖和能源負荷。總體而言,這些部分包括:(1)遮陽板包括天窗在內的所有的
