10、ocoversuchitems,partybshouldpaytheinsufficiencywithintendaysafterreceivingthewrittennoticeofpaymentfrompartya. 六、甲方義務(wù) obligationsofpartya1.甲方須按時(shí)將房屋及附屬設(shè)施(詳見附件)交付乙方使用。partyawillprovidethepremisesandattachedfacilities(seetheappendi_offurniturelistfordetail)onscheduletopartybforusing. 2.房屋設(shè)施如因質(zhì)量原因、自然損耗或

11、災(zāi)害而受到損壞，甲方有修繕并承當(dāng)相關(guān)費(fèi)用的責(zé)任。incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesordisasters,partyawillberesponsibletorepairandpaytherelevante_penses. 3.甲方應(yīng)確保出租的房屋享有出租的權(quán)利，反之如乙方權(quán)益因此遭受損害，甲方應(yīng)負(fù)賠償責(zé)任。partyawillguaranteetheleaserightofthepremises.otherwise,partyawillberesponsibletopen

15、rtybwillberesponsibleforthedamagescausedbyit5.乙方應(yīng)承當(dāng)租賃期內(nèi)的水、電、煤氣、電訊、收視費(fèi)、等一切因?qū)嶋H使用而產(chǎn)生的費(fèi)用，并按單如期繳納。partybwillbearthecostofutilitiessuchasmunications,water,electricity,gas,managementfeeetc.ontimeduringtheleaseterm. 八 、 合 同 終 止 及 解 除 的 規(guī) 定terminationanddissolutionofthecontract1.乙方在租賃期滿后如需退租或續(xù)租，應(yīng)提早兩個(gè)月通知甲方，由雙
