Term

Rent

Deposit

Default

IftheTenantfailstopayrentwhendue,ortoperformanyotherobligationunderthisAgreement,theLandlordshallhavetherighttodeclaretheentirerentfortheremainderofthetermoftheleaseimmediatelydueandpayableandtotakepossessionofthePropertybylawfulmeans.

Possession

Attheendoftheterm,theTenantshallimmediatelysurrenderthePropertytotheLandlordinasgoodconditionaswhenreceived,reasonablewearandtearexcepted.

AssignmentandSubletting

TheTenantshallnotassignthisAgreement,orsubletthePropertyoranypartthereof.

Notices

AllnoticestotheLandlordshallbesenttotheaddresssetforthabove,ortosuchotheraddressastheLandlordmayfromtimetotimedesignateinwriting.Noticeshallbedeemedgivenwhenpersonallydeliveredordeliveredbycertifiedmail,postageprepaid.

GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictioninwhichthePropertyislocated.

EntireAgreement

ThisAgreementconstitutestheentireagreementofthePartiesrelatingtotheleaserentalofthePropertyandsupersedesalloralandwritten,priororcontemporaneousnegotiations,understandings,andagreementsoftheParties.
