2025租賃合同范本(中英文)LEASECONTRACTLEASECONTRACT中英文租賃合同范本ContractNumber:ThisLeaseContract(hereinafterreferredtoas"Contract")isenteredintoonthisdayof,2025,byandbetween:Landlord:Name:Address:Telephone:Email:(Hereinafterreferredtoas"Landlord")Tenant:Name:Address:Telephone:Email:(Hereinafterreferredtoas"Tenant")Witnesses:Name:Address:Telephone:Email:TheLandlordandTenantherebyagreeasfollows:1.LeasePropertyDescription1.1PropertyAddressTheLandlordagreestoleasetotheTenant,andtheTenantagreestoleasefromtheLandlord,thefollowingproperty(hereinafterreferredtoas"LeasedProperty"):Address:City:Province/State:Country:1.2DescriptionofPropertyTheLeasedPropertyconsistsof:Totalfloorarea:squaremeters(sq.m).Rooftype:Numberoffloors:Numberofbedrooms:Numberofbathrooms:Parkingspaces:1.3PurposeofLeaseTheTenantagreestousetheLeasedPropertysolelyforthepurposeof:2.LeaseTerm2.1DurationofLeaseTheleaseshallcommenceonandshallcontinueforatermofyears(the"LeaseTerm").2.2RenewalofLeaseTheTenantshallhavetheoptiontorenewtheleaseupontheexpirationoftheLeaseTerm,subjecttothefollowingconditions:TheTenantmustnotifytheLandlordinwritingatleastdaysbeforetheexpirationoftheLeaseTerm.Therenewaltermsandconditionsshallbeagreeduponbybothparties.2.3EarlyTerminationEitherpartymayterminatetheleaseearlyunderthefollowingcircumstances:Withwrittenconsentfrombothparties.IntheeventofamaterialbreachoftheContractbyeitherparty,afterprovidingwrittennoticeandallowingdaystocurethebreach.3.RentandDeposit3.1RentAmountTheTenantagreestopayrentintheamountofCurrency(hereinafterreferredtoas"Currency")permonth.Totalannualrent:Currency.3.2RentPaymentScheduleTherentshallbepaidinadvanceonthedayofeachmonth.Latepaymentshallincurapenaltyof%permonth.3.3DepositTheTenantshallpayadepositofCurrencyuponsigningthisContract.ThedepositshallbereturnedtotheTenantwithindaysaftertheexpirationofthelease,providedthattheLeasedPropertyisinthesameconditionasatthecommencementofthelease,reasonablewearandtearexcepted.4.DeliveryandAcceptanceoftheLeasedProperty4.1DeliveryDateTheLandlordagreestodelivertheLeasedPropertytotheTenanton(hereinafterreferredtoas"DeliveryDate").4.2InspectionandAcceptanceTheTenantshallinspecttheLeasedPropertyupondeliveryandnotifytheLandlordinwritingofanydefectswithindays.TheLandlordshallrectifysuchdefectswithindays.5.MaintenanceandRepairs5.1Tenant’sResponsibilitiesTheTenantshallberesponsiblefor:RoutinemaintenanceandcleaningoftheLeasedProperty.EnsuringthattheLeasedPropertyisusedinacarefulandpropermanner.NotifyingtheLandlordpromptlyofanydamagesorrepairsrequired.5.2Landlord’sResponsibilitiesTheLandlordshallberesponsiblefor:Majorrepairstostructuralcomponentssuchastheroof,walls,andfoundation.Maintenanceofcommonfacilities(ifapplicable).EnsuringthattheLeasedPropertycomplieswithallapplicablelawsandregulations.6.AssignmentandSubletting6.1ProhibitiononAssignmentTheTenantshallnotassignorsublettheLeasedPropertywithoutthepriorwrittenconsentoftheLandlord.6.2ConditionsforConsentTheLandlordmaywithholdconsentiftheproposedassigneeorsubtenantfailstomeetreasonablestandardsoffinancialstabilityorreputation.7.Insurance7.1Tenant’sInsuranceTheTenantshallobtainandmaintainatitsownexpenseinsurancecoveragefor:ContentsoftheLeasedProperty.LiabilityarisingfromtheuseoftheLeasedProperty.7.2Landlord’sInsuranceTheLandlordshallobtainandmaintainatitsownexpenseinsurancecoveragefor:StructuralcomponentsoftheLeasedProperty.Lossescausedbyfire,flood,orothernaturaldisasters.8.CommonFacilities8.1AccesstoFacilitiesTheTenantmayusethefollowingcommonfacilities(ifapplicable):Gymnasium:Parkinglot:Elevator:8.2RulesofUseTheTenantagreestocomplywiththefollowingrulesregardingcommonfacilities:Respectusageschedules.Maintaincleanlinessandorder.Reportanydamagespromptly.9.BreachofContractandRemedies9.1BreachofContractEitherpartyshallbeinbreachofthisContractifitfailstoperformanyofitsobligationsundertheContract.9.2RemediesIntheeventofabreach,thenon-breachingpartyshallbeentitledto:Seekdamagesforanylossorinjurycausedbythebreach.TerminatetheContractifthebreachismaterialandnotcuredwithindaysafterwrittennotice.10.RenewalofLease10.1ConditionsforRenewalTheTenantmayrenewtheleaseuponexpirationoftheLeaseTerm,providedthat:TheTenantnotifiestheLandlordinwritingatleastdayspriortoexpiration.TheTenantisnotindefaultunderthisContractatthetimeofrenewal.10.2NewLeaseTermsTherenewaltermsandconditionsshallbeagreeduponbybothpartiesandsetforthinawrittenamendmenttothisContract.11.EarlyTermination11.1ConditionsforEarlyTerminationEitherpartymayterminatethisContractearlyunderthefollowingconditions:Mutualagreementinwriting.Materialbreachbyeitherparty,afterprovidingwrittennoticeandallowingdaystocure.11.2NoticeofTerminationEitherpartymustprovidedays’writtennoticeoftermination.12.ForceMajeure12.1DefinitionForcemajeureincludes,butisnotlimitedto,naturaldisasters,wars,governmentactions,andotherunavoidableeventsbeyondthecontrolofeitherparty.12.2ConsequencesIfeitherpartyisdelayedorpreventedfromperformingitsobligationsduetoforcemajeure,suchdelayorfailureshallnotconstituteabreachoftheContract.13.NoticesandCommunications13.1MethodsofCommunicationAllnoticesandcommunicationsunderthisContractshallbeinwritingandshallbedeemedtohavebeenproperlygivenifsentbyregisteredmailoremailtotheaddressesprovidedinthisContract.13.2ChangeofAddressEitherpartymustnotifytheotherpartyinwritingofanychangeofaddresswithindays.14.DisputeResolution14.1NegotiationIntheeventofadisputearisingoutoforrelatingtothisContract,thepartiesshallfirstattempttoresolvethedisputethroughfriendlynegotiations.14.2ArbitrationIfthedisputecannotberesolvedthroughnegotiation,eitherpartymaysubmitthedisputetoarbitrationinaccordancewiththerulesoftheArbitrationCommission.15.GoverningLaw15.1ApplicableLawThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofthePeople'sRepublicofChina(ifapplicable)orthelawsoftherelevantjurisdiction(ifapplicable).16.Miscellaneous16.1EntireAgreementThisContractconstitutestheentireagreementbetweentheLandlordandTenantandsupersedesallpriorunderstandingsoragreements,whetheroralorwritten.16.2AmendmentAnyamendmenttothisContractmustbeinwritin
