RentalAgreement

I.Parties

ThisRentalAgreement(the“Agreement”)ismadeandenteredintoasof[date]byandbetween:

II.Premises

TheLandlordherebyleasestotheTenant,andtheTenantherebyleasesfromtheLandlord,thefollowingdescribedpremises(the“Premises”):

Description:ThePremisesconsistsofa[describethepropertytype,e.g.,onebedroomapartment,twostoryhouse]locatedattheabovementionedaddress.Itincludes[listthemainfeaturessuchasnumberofrooms,bathrooms,appliances,etc.,e.g.,onelivingroom,onebedroom,onebathroom,afullyequippedkitchenwitharefrigerator,stove,anddishwasher].

III.TermofLease

1.InitialTerm:Thetermofthisleaseshallcommenceon[startdate]andendon[enddate](the“InitialTerm”).

2.Renewal:Unlesseitherpartygiveswrittennoticetotheotherpartyatleast[numberofdays]dayspriortotheexpirationoftheInitialTerm,thisleaseshallbeautomaticallyrenewedforsuccessive[renewalperiod,e.g.,onemonth]periodsunderthesametermsandconditions,exceptasotherwisemodifiedbymutualwrittenagreementoftheparties.

IV.Rent

1.Amount:TheTenantshallpaytheLandlordamonthlyrentof[amountinfiguresandwords,e.g.,US$1,500(OnethousandfivehundredUSdollars)]fortheuseandoccupancyofthePremises.

2.PaymentSchedule:Therentshallbedueandpayableinadvanceonthe[dayofthemonth,e.g.,1st]dayofeachcalendarmonthduringthetermofthislease.

3.PaymentMethod:TheTenantshallpaytherentby[paymentmethod,e.g.,banktransfer,check].Ifbybanktransfer,theTenantshalltransfertherenttothefollowingaccount:

V.SecurityDeposit

1.Amount:TheTenantshallpayasecuritydepositof[amountinfiguresandwords,e.g.,US$1,000(OnethousandUSdollars)]totheLandlordupontheexecutionofthisAgreement.

2.Purpose:ThesecuritydepositshallbeheldbytheLandlordassecurityfortheperformanceoftheTenant'sobligationsunderthisAgreement,includingthepaymentofrent,therepairofanydamagetothePremisescausedbytheTenantortheTenant'sguests,andthecleaningofthePremisesattheendoftheleaseterm.

3.Return:TheLandlordshallreturnthesecuritydeposittotheTenantwithin[numberofdays,e.g.,30]daysaftertheexpirationorearlierterminationofthisAgreement,lessanyamountsreasonablywithheldbytheLandlordforunpaidrent,damagetothePremises,orcleaningcosts.

VI.UtilitiesandServices

1.Utilities:TheTenantshallberesponsibleforpayingallutilitiesusedatthePremisesduringthetermofthislease,includingbutnotlimitedtoelectricity,water,gas,andsewage.TheTenantshallarrangefortheconnectionanddisconnectionofutilitiesintheTenant'sname.

2.Services:TheLandlordshallberesponsibleforprovidingbasicmaintenanceandrepairservicesforthePremises,includingbutnotlimitedtoplumbing,electrical,andheatingsystems.However,theTenantshallberesponsibleforanydamagecausedbytheTenant'snegligenceormisuse.

VII.UseofPremises

1.PermittedUse:TheTenantshallusethePremisessolelyasaprivateresidenceandshallnotusethePremisesforanycommercial,business,orillegalpurposes.

2.CompliancewithLaws:TheTenantshallcomplywithallapplicablelaws,regulations,andordinancesinconnectionwiththeuseandoccupancyofthePremises.

VIII.MaintenanceandRepairs

1.Tenant'sObligations:TheTenantshallkeepthePremisescleanandingoodconditionduringthetermofthislease.TheTenantshallpromptlynotifytheLandlordofanydamageorneededrepairstothePremises.TheTenantshallberesponsibleforanydamagecausedbytheTenant,theTenant'sguests,ortheTenant'spets.

2.Landlord'sObligations:TheLandlordshallmakeallnecessaryrepairstothePremisestokeepitinahabitablecondition,exceptfordamagecausedbytheTenant'snegligenceormisuse.TheLandlordshallrespondtotheTenant'srepairrequestsinatimelymanner.

IX.Insurance

1.Tenant'sInsurance:TheTenantisstronglyrecommendedtoobtainrenter'sinsurancetocovertheTenant'spersonalpropertyandliability.TheTenantshallprovidetheLandlordwithproofofinsuranceupontheLandlord'srequest.

2.Landlord'sInsurance:TheLandlordshallmaintainpropertyinsuranceonthePremisestocoverdamagecausedbyfire,flood,andotherperils.

X.SublettingandAssignment

1.Subletting:TheTenantshallnotsubletthePremisesoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.IftheLandlordgivesconsent,theTenantshallremainfullyliablefortheperformanceofallobligationsunderthisAgreement.

2.Assignment:TheTenantshallnotassignthisAgreementwithoutthepriorwrittenconsentoftheLandlord.

XI.DefaultandRemedies

1.Tenant'sDefault:IftheTenantfailstopayrentwhendue,breachesanyotherobligationunderthisAgreement,orcausesdamagetothePremises,theTenantshallbeindefault.Intheeventofdefault,theLandlordmay:

TerminatethisAgreementupon[numberofdays,e.g.,3]days'writtennoticetotheTenant;

SuetheTenantforunpaidrent,damages,andothercosts;

RetainthesecuritydeposittocovertheTenant'sobligations.

2.Landlord'sDefault:IftheLandlordfailstoperformanymaterialobligationunderthisAgreement,theTenantmaygivetheLandlord[numberofdays,e.g.,10]days'writtennoticetocurethedefault.IftheLandlordfailstocurethedefaultwithinthespecifiedtime,theTenantmayterminatethisAgreementandseekdamagesfromtheLandlord.

XII.Termination

1.ByMutualAgreement:ThisAgreementmaybeterminatedatanytimebymutualwrittenagreementoftheparties.

2.ByExpiration:ThisAgreementshallterminateautomaticallyattheendoftheInitialTermoranyrenewalperiod,unlessotherwiseextendedorterminatedinaccordancewiththetermsofthisAgreement.

3.ByDefault:Intheeventofdefaultbyeitherparty,thenondefaultingpartymayterminatethisAgreementinaccordancewiththeprovisionsofthisAgreement.

XIII.GoverningLawandJurisdiction

1.GoverningLaw:ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[state/country].

2.Jurisdiction:AnylegalactionorproceedingarisingoutoforinconnectionwiththisAgreementshallbebroughtinthe[courtname]locatedin[jurisdiction].

XIV.EntireAgreement

ThisAgreementconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallprioragreementsandunderstandings,oralorwritten,relatingtothesame.

XV.AmendmentsandWaivers

Noamendment,modification,orwaiverofanyprovisionofthisAgreementshallbeeffectiveunlessinwritingandsignedbybothparties.

XVI.Severability

IfanyprovisionofthisAgreementisheldtobeinvalid,illegal,orunenforceable,thevalidity,legality,andenforceabilityoftheremainingprovisionsshallinnowayinanywaybeaffectedorimpaired.

XVII.Notices

AnynoticerequiredorpermittedtobegivenunderthisAgreementshallbeinwritingandshallbedeemedtohavebeendulygivenifdeliveredpersonally,sentbyregisteredorcertifiedmail,returnreceiptrequested,orbyemail,totheaddressesoremailaddressessetforthinthisAgreementor
