2025租房合同英文版2025LeaseAgreement(EnglishVersion)Thisleaseagreement("Agreement")ismadeandenteredintoonthisdayof,2025,byandbetween("Landlord"),residingat,and("Tenant"),residingat.1.PremisesTheLandlordagreestoletandlease,andtheTenantagreestotakeandrent,thefollowingpremises(the"Premises")locatedat,togetherwithallappurtenancesandimprovementsthereuntobelongingorappertaining.ThePremisesaredescribedasfollows:[LegalDescriptionofProperty].2.TermofLeaseThetermofthislease("Term")shallcommenceon,2025(the"CommencementDate"),andendon,2026(the"ExpirationDate").ThePremisesshallbeoccupiedbytheTenantexclusivelyforthepurposeofresidenceduringtheTerm.3.RentTheTenantshallpaytotheLandlordamonthlyrent("Rent")ofdollars($),payableinadvanceonorbeforethefirstdayofeachmonththroughouttheTerm.ThefirstinstallmentofRentshallbepaidon,2025.IftheRentisnotreceivedbytheaforementionedduedate,theTenantshallpayanadditionalsumequivalenttofivepercent(5%)oftheoverdueamountasalatefee.4.SecurityDepositTheTenantshalldepositwiththeLandlord,uponsigningthisAgreement,asecuritydeposit("SecurityDeposit")intheamountofdollars($).TheSecurityDepositshallbeheldbytheLandlordassecurityfortheperformanceoftheTenant'sobligationsunderthisAgreement.ItshallnotaccrueinterestandmaybeusedbytheLandlordtocoveranydamagestothePremisesordefaultinthepaymentofRentorothersumsdueunderthisAgreement.WithindaysaftertheexpirationoftheTerm,theSecurityDeposit,togetherwithanyinterestearned(ifapplicable),shallberefundedtotheTenantprovidedthatnoclaimshavebeenmadeagainstit.5.UseofPremisesTheTenantagreestousethePremisessolelyforresidentialpurposesandincompliancewithalllaws,regulations,andordinancesapplicabletothePremises.TheTenantmaynotusethePremisesoranyportionthereofforbusiness,storage,orothernon-residentialpurposeswithoutthepriorwrittenconsentoftheLandlord.6.Maintenanceandrepairsa)TheTenantshallberesponsibleformaintainingthePremisesingoodconditionandpromptlyreportingtotheLandlordanydamagesorneededrepairsthatarebeyondtheTenant'sabilitytoremedy.b)TheTenantshallrepairanydamagecausedbytheTenant,theirguests,orinvitees,attheTenant'ssoleexpense,withinareasonabletimeafterbecomingawareofsuchdamage.c)TheLandlordshallberesponsibleforstructuralrepairs,includingbutnotlimitedto,roofrepairs,foundationissues,andplumbingsystemreplacements,providedthatsuchrepairsarenecessaryduetonormalwearandtearordefectinmaterialsorworkmanship.7.InsuranceTheTenantshallmaintainapolicyofrenters'insurancenamingtheLandlordasanadditionalinsuredpartywithcoverageforatleastdollars($)inliabilityandpropertydamage.TheTenantagreestoprovidetheLandlordwithacopyofthispolicyuponexecutionofthisAgreementandwithinthirty(30)daysafteranymaterialchangeincoverage.8.IndemnificationTheTenantshallindemnify,defend,andholdharmlesstheLandlord,theiragents,employees,heirs,andassigns,fromanyclaims,damages,losses,orexpensesarisingoutoforrelatedtotheTenant'suseofthePremises,exceptforclaimsattributablesolelytothenegligenceorwillfulmisconductoftheLandlord.9.AssignmentandSublettingTheTenantshallnotassignthisAgreementorsubletanyportionofthePremiseswithoutthepriorwrittenconsentoftheLandlord,whichmaybewithheldintheLandlord'ssolediscretion.AnyattemptedassignmentorsublettingwithoutsuchconsentshallconstituteamaterialbreachofthisAgreement.10.NoticeAnynoticerequiredorpermittedtobegivenunderthisAgreementshallbeinwritinganddeliveredpersonally,byregisteredorcertifiedmail,returnreceiptrequested,orbyovernightcourierservice.Noticesshallbedeemedtohavebeendulygivenuponthefirstbusinessdayafterdepositwitharecognizedovernightdeliveryserviceorfive(5)daysaftermailingviaregisteredorcertifiedmail.Allnoticesshallbeaddressedasfollows:FortheLandlord:FortheTenant:11.DefaultandRemediesa)TheTenantshallnotdefaultinthepaymentofRent,theSecurityDeposit,oranyothersumsdueunderthisAgreement,norcommitanyactprohibitedherein.b)IftheTenantdefaultsinthepaymentofRentforfifteen(15)daysafterthedatesuchpaymentisdue,orbreachesanyothertermofthisAgreement,theLandlordmayterminatethisAgreementandrecoverpossessionofthePremisesthroughappropriatelegalproceedings.TheTenantshallremainliableforallRentandothersumsdueunderthisAgreementuntilthePremisesarelawfullyre-enteredorrentedtoanotherparty.12.GoverningLawThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthestatewherethePremisesarelocated.AnylegalactionarisingoutoforrelatedtothisAgreementshallbebroughtexclusivelyinthecourtsofthatjurisdiction.13.Miscellaneousa)ThisAgreementconstitutestheentireunderstandingbetweentheLandlordandTenantregardingtheleasingofthePremises,andsupersedesallprioragreements,representations,orunderstandings,whetheroralorwritten,relatingtothesubjectmatterhereof.b)AnyamendmentormodificationtothisAgreementmustbeinwritingandsignedbybothparties.c)ThefailureofeitherpartytoenforceanyprovisionofthisAgreementshallnotbeconstruedasawaiverofsuchprovisionoroftherighttoenforcesuchprovisionatalatertime.14.SignaturesINWITNESSWHEREOF,theLandlordandTenanthaveexecutedthisAgreementasofthedatefirstabovewritten.Landlord'sSignatureDate:Tenant'sSignatureDate:WitnessesWitness'sSignatureDate:Witness'sSignatureDate:AppendixA-RulesandRegulationsNomorethanpersonsshalloccupythePremisesatanytime,includingbutnotlimitedtotheTenantandtheirguests.TheTenantshallensurethatallgarbageisdisposedofinalawfulmannerandthatnotrashordebrisisl
