ility乙方應(yīng)遵守該房屋所在小區(qū)的物業(yè)管理規(guī)定，按時足額繳納物業(yè)管理費、水電費、燃氣費、有線電視費、網(wǎng)絡(luò)費等因使用該房屋而產(chǎn)生的各項費用。PartyBshallabidebythepropertymanagementregulationsofthecommunitywherethePremisesislocatedandpayontimeandinfullthepropertymanagementfees,utilities(includingwater,electricity,gas,etc.),cableTVfees,internetfees,andotherexpensesincurredfromtheuseofthePremises.上述費用的繳納方式和時間按照相關(guān)部門或物業(yè)公司的規(guī)定執(zhí)行。乙方應(yīng)保存好繳費憑證，并在甲方要求時提供相關(guān)證明。Thepaymentmethodsanddeadlinesfortheaboveexpensesshallbeinaccordancewiththeregulationsoftherelevantauthoritiesorpropertymanagementcompany.PartyBshallkeepthepaymentvouchersandproviderelevantcertificatesuponPartyA'srequest.第八條違約責(zé)任Clause8:LiabilityforBreachofContract若甲方違反本合同約定，提前收回該房屋或妨礙乙方正常使用該房屋的，應(yīng)退還乙方已支付但尚未使用的租金和押金，并按照相當(dāng)于______個月租金的標準向乙方支付違約金。若違約金不足以彌補乙方損失的，甲方還應(yīng)承擔(dān)賠償責(zé)任。IfPartyAbreachesthisAgreementbytakingbackthePremisesinadvanceorinterferingwithPartyB'snormaluseofthePremises,PartyAshallrefundtherentandsecuritydepositpaidbyPartyBbutnotyetused,andpayPartyBapenaltyequivalentto______months'rent.IfthepenaltyisinsufficienttocompensateforPartyB'slosses,PartyAshallalsobeartheliabilityforcompensation.若乙方違反本合同約定，逾期支付租金或其他費用、擅自改變房屋用途、損壞房屋及其附屬設(shè)施等，甲方有權(quán)要求乙方限期改正，并按照相當(dāng)于______個月租金的標準向甲方支付違約金。若乙方在甲方規(guī)定的期限內(nèi)未改正的，甲方有權(quán)解除本合同，并要求乙方承擔(dān)違約責(zé)任。IfPartyBbreachesthisAgreementbyfailingtopayrentorotherexpensesontime,changingtheuseofthePremiseswithoutauthorization,damagingthePremisesoritsappurtenances,etc.,PartyAshallhavetherighttorequirePartyBtocorrectthebreachwithinaspecifiedtimelimitandpayPartyAapenaltyequivalentto______months'rent.IfPartyBfailstocorrectthebreachwithinthetimelimitspecifiedbyPartyA,PartyAshallhavetherighttoterminatethisAgreementandrequirePartyBtoassumeliabilityforbreachofcontract.第九條合同解除Clause9:TerminationoftheAgreement經(jīng)甲乙雙方協(xié)商一致，可以解除本合同。ThisAgreementmaybeterminatedbymutualagreementofPartyAandPartyB.有下列情形之一的，甲方有權(quán)單方解除本合同：PartyAshallhavetherighttoterminatethisAgreementunilaterallyunderanyofthefollowingcircumstances:乙方逾期支付租金超過______天的；PartyBfailstopaytherentformorethan______days;乙方擅自將該房屋轉(zhuǎn)租、轉(zhuǎn)借他人或擅自與他人互換使用的；PartyBsubletsthePremises,transferstheleasetoathirdparty,orexchangesthePremiseswithotherswithoutauthorization;乙方損壞房屋主體結(jié)構(gòu)或造成其他嚴重損壞，經(jīng)甲方要求仍未修復(fù)的；PartyBdamagesthemainstructureofthePremisesorcausesotherseriousdamageandfailstorepairitafterbeingrequestedbyPartyA;乙方利用該房屋從事違法違規(guī)活動的。PartyBusesthePremisestoengageinillegalorirregularactivities.有下列情形之一的，乙方有權(quán)單方解除本合同：PartyBshallhavetherighttoterminatethisAgreementunilaterallyunderanyofthefollowingcircumstances:甲方未按照本合同約定交付該房屋，經(jīng)乙方催告后______天內(nèi)仍未交付的；PartyAfailstodeliverthePremisesasagreedinthisAgreementandstillfailstodeliveritwithin______daysafterbeingurgedbyPartyB;甲方嚴重干擾乙方對該房屋的正常使用，經(jīng)乙方催告后______天內(nèi)仍未改正的；PartyAseriouslyinterfereswithPartyB'snormaluseofthePremisesandfailstocorrectitwithin______daysafterbeingurgedbyPartyB;該房屋因不可抗力或政府行為導(dǎo)致無法繼續(xù)使用的。ThePremisesbecomesunavailableforcontinueduseduetoforcemajeureorgovernmentactions.任何一方依據(jù)本條規(guī)定單方解除本合同的，應(yīng)書面通知對方。本合同自通知送達對方之日起解除。AnypartyterminatingthisAgreementunilaterallyinaccordancewiththisclauseshallnotifytheotherpartyinwriting.ThisAgreementshallbeterminatedonthedatethenoticeisservedontheotherparty.第十條爭議解決Clause10:DisputeResolution本合同在履行過程中如發(fā)生爭議，由甲乙雙方協(xié)商解決；協(xié)商不成的，任何一方均有權(quán)向該房屋所在地有管轄權(quán)的人民法院提起訴訟。AnydisputesarisingfromtheperformanceofthisA
