basispointstofinishthequarterat8.7%.Therewasaconsiderablenumberofbulkdealsthat

InternationalAirportistheregion’sgatewaytotheworldandeconomicenginethatdrives$37billioninNorthTexaseconomicactivityandsupports228,000jobs.Theairportisoneofthehighestcapacityintheworldandisnowthesecondbusiestgloballyintermsofpassengers.

Additionally,the19cargocarriersthatcallonDallas/FortWorthInternationalAirportconnectto32majorcargomarketsaroundtheworld,includingkeyhubsinAsiaandEurope.

DevelopersdeliveredlessproductthantheykickedoffforthesecondquartersinceQ42022with3.6millionsq.ft.deliveredand4.7millionsq.ft.innewstarts.Thiscausedthetotalamountof

spaceunderconstructiontoincreaseoverthequarterfrom21.3millionsq.ft.underwayto22.6

millionsq.ft.inactiveconstruction.Thepreleasedrateforunderconstructionproductdecreasedfrom40%to33.2%attheendofQ42025.

AttheendofQ42025,onlyfoursubmarketshadspeculativespacepreleased.NorthFortWorthledthehighestconcentrationofspeculativeconstructionpreleasedagainforthequarter,at

43.8%.Thesecond-highestconcentrationofspeculativespacepreleasedwasinNorthwestDallasat32.9%,followedbyNortheastDallasat12.9%.Preleasedsubmarketsinclusiveofspeculativeandbuild-to-suitspaceincludeSouthDallasat9.8%,NorthFortWorthat50.5%,NortheastDallasat
