2025標(biāo)準(zhǔn)寫(xiě)字樓租賃合同StandardOfficeSpaceLeaseAgreement1.PartiestotheAgreementThisleaseagreement("Agreement")ismadeandenteredintoonthisdayof,2025,byandbetween:Lessor(Landlord):[FullName][Address][City,State,ZIPCode]Lessee(Tenant):[FullName][Address][City,State,ZIPCode]2.LeasedPremisesTheLessorherebyleasestotheLessee,andtheLesseeagreestorentfromtheLessor,theofficespacelocatedat:[BuildingName,Address,Floor(s),Suite/UnitNumber]Togetherwiththeappurtenantfacilitiesandimprovements,hereinafterreferredtoasthe"Premises."3.TermofLeaseThetermofthislease("Term")shallcommenceon[StartDate]andexpireon[EndDate],unlessextendedorrenewedasprovidedherein.3.1AutomaticRenewalTheTermmayautomaticallyextendforanadditionalperiodof[Number]yearsunderthefollowingconditions:Lesseemustgivewrittennoticeatleast[Number]daysbeforethecurrentTerm'sexpiration.LessormustnothavereceivedwrittennoticeofterminationorbreachfromLessorwithinthepreceding[Number]days.3.2EarlyTerminationLesseemayterminatetheleaseupon[Number]months'writtennotice,effectiveasofthelastdayofanyrentalperiod.Lessorretaintherighttoavacantunit.4.RentLesseeshallpayrent("Rent")attherateof[Amount]permonth,commencingon[FirstPaymentDate],dueonthefirstdayofeachsubsequentmonth.InitialRent:[Amount],effectivefrom[Date].4.1RentAdjustmentsRentshallincreaseannuallyon[Date]by[Percentage]%orby[SpecificIndex],whicheverishigher.5.SecurityDepositLesseeagreestopayasecuritydeposit("SecurityDeposit")of[Amount]onsigning.Thedepositwillbeappliedtothefinalaccountinguponterminationofthelease,afterdeductinganyunpaidRentorexpenses.5.1ReturnofSecurityDepositWithin[Number]daysofleasetermination,LessorwillreturntheSecurityDepositminusanydeductions.LesseemustvacatethePremisesinfullcompliancewiththelease.6.UseofPremisesLesseeagreestousethePremisesonlyfor[SpecificBusinessPurpose]andwillnotengageinanyotherpurposewithoutpriorwrittenapproval.6.1CompliancewithLawsLesseemustcomplywithallapplicablelocal,state,andfederallaws,includinglabor,safety,andenvironmentalregulations.Lesseewillmaintainappropriatelicensesandpermits.7.Maintenance,Repairs,andUtilities7.1Lessor'sResponsibilitiesLessorshallmaintainstructuralcomponents,exteriorwalls,roof,andcommonareas.7.2Lessee'sResponsibilitiesLesseemustmaintaintheirunitandcommonareas,promptlyrepairanydamagecausedbyLesseeoritsemployees/agents,andnotifyLessorofdamagebeyondLessee'sresponsibility.7.3UtilitiesLesseepaysforallutilities,includingelectricity,water,andtrashremoval,aspermeteredconsumption.8.Insurance8.1Lessor'sInsuranceLessormaintainscomprehensivegeneralliabilityinsurance,includingpropertyinsurance,namingLesseeasanadditionalinsured,withcoveragelimitsofnotlessthan[Amount].8.2Lessee'sInsuranceLesseeshallobtainandmaintaincommercialpropertyinsuranceforthePremises,namingLessorasamortgagee,withcoveragenotlessthanthegreateroftheleaseholdimprovementsortheproperty'sappraisedvalue.LesseemustprovideLessorwithacopyoftheinsurancepolicy.8.3IndemnificationLesseeindemnifiesLessoragainstclaimsarisingfromLessee'suseofthePremises,includingclaimsforpersonalinjuryorpropertydamageoccurringwithinLessee'sunit.9.Taxes9.1Lessee'sResponsibilitiesLesseeisresponsibleforalltaxesassessedagainstthePremises,includingpersonalpropertytaxes,leaseholdtaxes,andanyadditionalassessments.9.2Lessor'sResponsibilitiesLessorisresponsibleforrealpropertytaxesonthePremises.10.AlterationsandImprovementsLesseemaynotmakeanyalterations,additions,orimprovementswithoutobtainingpriorwrittenconsentfromLessor,whichmaybewithheldforanyreason.11.DefaultandRemedies11.1Lessee'sDefaultIfLesseefailstopayRentwithin[Number]daysaftertheduedate,orbreachesanyothertermofthislease,thebreachconstitutesadefault.11.2RemediesUponLessee'sdefault,lesseesshallhavetherighttore-enterandrepossessthePremises,recoveralldamages(includingrentallossandrelettingexpenses),andpursueanyotherrightsandremediesavailableatlaworinequity.12.AssignmentandSublettingLesseemaynotassignorsubletthePremiseswithoutLessor'spriorwrittenconsent.13.NoticesAllnoticesunderthisleaseshallbeinwritinganddeliveredto:ForLessee:[FullName][Address][City,State,ZIPCode]ForLessor:[FullName][Address][City,State,ZIPCode]14.GoverningLawThisleaseshallbegovernedbythelawsoftheStateof[State],withoutregardtoitsconflictoflawsprinciples.15.EntireAgreementThisleaseconstitutestheentireagreementbetweentheparties,supersedesallprioragreements,andcannotbeamendedexceptinwritingsignedbybothparties.16.ForceMajeureNeitherpartyshallbeliableforanyfailureordelayinperformanceduetoeventsbeyondtheirreasonablecontrol,includingbutnotlimitedtonaturaldisasters,war,orgovernmentactions.17.Miscellaneous17.1WaiverNowaiverofanytermorconditionshallbedeemedawaiverofanysubsequentinstance.17.2SeverabilityIfanyportionofthisleaseisdeemedunenforceable,theremainingtermsremaininfullforce.17.3CounterpartsT
