2025年北京市房屋租賃合同英文版2025BeijingHouseRentalContractThisHouseRentalContract("Contract")isenteredintoonthisdayof,2025,byandbetween:Landlord:Name:Address:ContactInformation:Tenant:Name:Address:ContactInformation:1.PremisesTheLandlordherebyleasestotheTenant,andtheTenantherebyaccepts,thepropertylocatedat,Beijing,China(hereinafterreferredtoasthe"Property").ThePropertyconsistsof,includingbutnotlimitedtoitsattachedstructures,fixtures,andappurtenantgrounds,asdescribedinExhibitAattachedheretoandmadeapartofthisContract.2.TermofLeaseThetermofthisleaseshallcommenceon(the"EffectiveDate")andshallcontinueuntil(the"ExpirationDate"),unlessterminatedearlierinaccordancewiththetermsofthisContract(the"LeaseTerm").3.Rent3.1TheTenantshallpaytheLandlordamonthlyrentalfeeof(the"Rent")duringtheLeaseTerm.3.2Rentshallbepaidonorbeforetheofeachmonth,withthefirstpaymentdueonandthelastpaymentdueonTheRentshallbepaidtotheLandlordortosuchperson,bank,orentityastheLandlordmaydesignateinwriting.3.3IfRentisnotpaidbytheduedate,theTenantshallpayalatefeeofoftheoverdueamountforeachdaythepaymentisdelayed,butnotexceedinganaggregateofforthefullmonth.3.4TheRentandotheramountsdueunderthisContractshallbepaidincashorbybanktransfertotheaccountdesignatedbytheLandlord.4.SecurityDeposit4.1TheTenantshallpayasecuritydepositof(the"SecurityDeposit")totheLandlorduponexecutionofthisContract.4.2TheSecurityDepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceoftheirobligationsunderthisContract,including,butnotlimitedto,paymentofRent,compliancewiththetermsofthisContract,andrepairofanydamagetothePropertycausedbytheTenant.4.3TheSecurityDepositshallbereturnedtotheTenantwithinthirty(30)daysaftertheExpirationDate,minusanyamountsdeductedforaccruedRent,damages,orothercostsincurredduetotheTenant'sbreachofthisContract.4.4TheSecurityDepositshallnotbeconsideredaspartoftheRentorasconsiderationfortheleaseoftheProperty,norshallitbearinterest.5.UseoftheProperty5.1TheTenantagreestousethePropertysolelyforthepurposeofandfornootherpurpose.TheTenantshallnotusethePropertyforanyillegalorunapprovedpurpose,includingbutnotlimitedto,storageofillegalsubstances,orconductinganyillegalactivities.5.2TheTenantshallnotsubletthePropertyoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.AnysuchunauthorizedsublettingshallconstituteamaterialbreachofthisContract.5.3TheTenantshallnotmakeanyalterationsoradditionstothePropertywithoutthepriorwrittenconsentoftheLandlord.AnyunauthorizedalterationsoradditionsshallbetheresponsibilityoftheTenanttoremoveattheirexpense.6.MaintenanceandRepairs6.1TheLandlordshallberesponsibleformaintainingthestructuralintegrityoftheProperty,including,butnotlimitedto,theroof,walls,floors,andfoundation.TheLandlordshallalsorepairanydefectsinthePropertythatariseduetonormalwearandtear.6.2TheTenantshallberesponsibleforallrepairsandmaintenancetothePropertycausedbytheTenant'suse,including,butnotlimitedto,plumbing,electricalsystems,appliances,andHVACsystems.6.3TheTenantshallpromptlynotifytheLandlordofanydamagetothePropertyoranydefectsthatmayariseduringtheLeaseTerm.FailuretodosomayresultintheTenantbeingliableforthecostofrepairs.6.4TheTenantshallkeepthePropertyingoodconditionandrepair,andshallnotcommitanyactthatmayimpairthevalueorsafetyoftheProperty.7.AlterationsandRepairs7.1TheTenantmaymakeminoralterationsorrepairstotheProperty,providedthatsuchalterationsorrepairsdonotaffectthestructuralintegrityofthePropertyorviolateanyapplicablelawsorregulations.TheTenantshallobtainthepriorwrittenconsentoftheLandlordforanysuchalterationsorrepairs.7.2TheTenantshallberesponsibleforobtainingallnecessarypermitsandapprovalsforanyalterationsorrepairsmadetotheProperty.7.3TheTenantshallrestorethePropertytoitsoriginalconditionattheendoftheLeaseTerm,attheTenant'ssoleexpense,unlesstheLandlordagreesotherwiseinwriting.8.Insurance8.1TheTenantshallmaintainattheirownexpensecomprehensiveliabilityinsurancecoveragefortheProperty,including,butnotlimitedto,fire,windstorm,andotherhazards.TheinsurancepolicyshallnametheLandlordasanadditionalinsuredandshallbemaintainedinforcethroughouttheLeaseTerm.8.2TheTenantshallprovidetheLandlordwithacertificateofinsuranceandevidenceofpaymentuponexecutionofthisContractandwithinthirty(30)daysofanypolicyrenewalorcancellation.8.3TheLandlordshallmaintainpropertyinsuranceonthePropertyasrequiredbylaw.TheTenantshallnotinterferewiththeLandlord'sinsuranceorrequiretheLandlordtomaintainanyspecifictypeoramountofinsurance.9.AssignmentandSubletting9.1TheTenantshallnotassignthisContractorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.AnyattemptedassignmentorsublettingwithoutsuchconsentshallbevoidandshallconstituteamaterialbreachofthisContract.9.2IntheeventtheLandlordconsentstoanassignmentorsubletting,theTenantshallremainliablefortheperformanceoftheirobligationsunderthisContract,including,butnotlimitedto,paymentofRent.10.Notice10.1Allnotices,demands,orcommunicationsrequiredorpermittedunderthisContractshallbeinwritingandshallbedeliveredpersonally,bycertifiedmail,orbyareputableovernightcourierservicetotheaddressesspecifiedinthisContract.10.2Noticesshallbedeemeddeliveredupontheearlierofthedatewhenthesameisreceivedbytheaddresseeorfive(5)daysaftermailing.10.3TheLandlordandTenantmaychangetheirrespectiveaddressesforthepurposeofnoticesbygivingthirty(30)days'writtennoticetotheotherparty.11.CompliancewithLawsandRegulations11.1TheTenantagreestocomplywithallapplicablelaws,regulations,andordinancesinthePeople'sRepublicofChina,including,butnotlimitedto,thoserelatingtohousing,safety,health,andenvironmentalprotection.11.2TheTenantshallobtainallnecessarylicensesandpermitsfortheuseofthePropertyunderthisContract.11.3TheTenantshallpromptlynotifytheLandlordofanychangesintheircircumstancesthatmayaffecttheirabilitytoperformtheirobligationsunderthisContract.12.Miscellaneous12.1EntireAgreement:ThisContractconstitutestheentireagreementbetweentheLandlordandtheTenantwithrespecttothesubjectmatterhereof,andsupersedesallprioragreements,understandings,andnegotiations.12.2Amendments:ThisContractmaynotbeamendedormodifiedexceptbyawrittenagreementsignedbybothparties.12.3Severability:IfanyprovisionofthisContractisfoundtobeinvalidorunenforceable,theremainingprovisionsshallremaininfullforceandeffect.12.4Waiver:NowaiverofanyprovisionofthisContractshallbedeemedtobeawaiverofanysubsequentbreachordefaultofthesameoranyotherprovision.Allwaiversmustbeinwriting.12.5ForceMajeure:Neitherpartyshallbeliableforanyfailureordelayinperformanceresultingfromanyeventbeyondtheirreasonablecontrol,includingbutnotlimitedto,war,strikes,epidemics,ornaturaldisasters(a"ForceMajeureEvent").12.6BindingEffect:ThisContractshallbebindinguponandinuretothebenefitofthepartiesheretoandtheirrespectiveheirs,successors,andassigns.12.7ElectronicSignatures:ThisContractmaybeexecutedelectronically,andanyelectronicsignatureshallhavethesamelegaleffectasanoriginalsignature.13.SignatureIN
