1.IdentificationofParties(“PartiesClause”)

Everyleasemustopenwithclearidentificationofthepartiesinvolved.This看似basicstepisoftenoverlooked,yetitpreventsdisputesover“whoexactlysignedtheagreement.”

2.DescriptionoftheLeasedPremises(“PremisesClause”)

Vaguedescriptionslike“theapartmentonMainStreet”arearecipeforconflict.Theclausemustpinpointthepropertytoavoidargumentsoverwhat’sincluded.

3.TermoftheLease(“TermClause”)

4.RentObligations(“RentClause”)

7.MaintenanceandRepairs

Practicalnotes:Define“emergency”narrowly(e.g.,“threateninghealth/safety”)topreventtenantsfromclaiming“emergency”forminorissues.Forolderproperties,specifywhohandlespestcontrol(oftenthelandlord,unlesscausedbytenant’snegligence).

8.TerminationandExit

Aleaseshouldoutlinehowitends—whetherbyexpiry,mutualagreement,orearlytermination.
