xicsubstances.5.5PartyBshallabidebytheregulationsoftheneighborhood(orthelocationoftheleasedproperty)andshallnotdisturbothersoraffecttheirnormallife.Article6:Sublease6.1WithoutthewrittenconsentofPartyA,PartyBshallnotsubliclease,sublet,ortransfertheleasedpropertytoothersinanyotherform.6.2IfPartyAagreestothesubleaseinwriting,PartyBshallenterintoawrittenagreementwiththesublesseeandsubmitacopyoftheagreementtoPartyAforrecordation.6.3AnyresponsibilityandlossescausedbyPartyB'sunauthorizedsubleaseshallbebornebyPartyB.Article7:AmendmentandTerminationoftheAgreement7.1Uponmutualagreement,thetermsofthisAgreementmaybemodifiedorsupplementedinwriting.7.2ThefollowingcircumstancesentitlePartyAtoterminatethisAgreement:a)PartyBfailstopaytherentorotherfeesasagreed,andtheoverdueamountremainsunpaidforoverdays.b)PartyBusestheleasedpropertynotinaccordancewiththeagreedpurposeorengagesinillegalactivitieswithintheleasedproperty.c)PartyB擅自modifiesthestructureoftheleasedproperty,changesitsuse,orsubleasesit.7.3ThefollowingcircumstancesentitlePartyBtoterminatethisAgreement:a)PartyAfailstoprovidetheleasedpropertyasagreedortheprovidedleasedpropertydoesnotmeettheagreedpurpose.b)PartyArecoverstheleasedpropertywithoutjustcausepriortotheleaseterm.Article8:LiabilityforBreachofContract8.1IfPartyBbreachesthetermsofthisAgreementandfailstopaytherentorotherfeesontime,PartyBshallpaya違約金of%oftheoverdueamountforeachdayofdelay.8.2IfthisAgreementisterminatedduetoPartyB'sactions,PartyBshallcompensatePartyAforalllossessuffered,includingbutnotlimitedtoidlinglossesandexpensesforre-leasingtheproperty.8.3IfthisAgreementisterminatedduetoPartyA'sactions,PartyAshallrefundPartyBthepaidrentandsecuritydepositandcompensatePartyBforalllossessuffered.Article9:DisputeResolution9.1AnydisputesarisingfromtheperformanceofthisAgreementshallberesolvedthroughfriendlynegotiationbetweentheparties.Ifthepartiesfailtoreac
